Lincoln Ventures Breaks Ground in Austin
Ruckus 2.0 is a 67-unit, 239-bed student housing community slated for completion in fall 2019 and is the sequel to The Ruckus, a project completed last summer that is west of the UT campus.
Austin-based real estate firm Lincoln Ventures has broken ground on The Ruckus 2.0, a seven-story student-housing development in Austin, Texas. Located at 2401 Rio Grande St., the 90,000-square-foot project is the sequel of the highly-successful The Ruckus, a Class A student housing property that opened last summer, featuring 45 units and 160 beds in a seven-story property at 2502 Nueces St., west of the University of Texas campus.
“With The Ruckus, our goal was to introduce a new way of living in the student-housing industry,” David Kanne, president of Lincoln Ventures, said in prepared remarks. “Now we know the demand is there and The Ruckus 2.0 will allow more students to live in this sophisticated environment.”

The Ruckus 2.0 will consist of 67 units with 239 beds. Apartment amenities will include:
- efficiency and one- to six-bedroom floorplans
- 65-inch Smart TV
- private bedrooms
- walk-in closets
- nine-foot ceilings
- quartz countertops
- stainless steel appliances
- washer & dryers
- balconies
Common-area amenities will include:
- a sky gym and terrace on the seventh floor
- 24/7 study lounge
- conference rooms
- coffee shop on the first floor
- 24/7 package concierge
- secure parking garage
- secure bicycle & scooter parking
- on-site management
“We want the very best for our residents and the location, amenities and modern design all underscore that philosophy,” added Kanne. “After receiving such positive feedback on the original Ruckus, we were excited when the site at 24th and Rio Grande became available. We knew this was the right location for our next project.”
For the 2.0 project, Lincoln Ventures contracted the same team they used on the first Ruckus development: Mark Hart Architecture, Wuest Group Engineering & Design and general contractor Motivado Group.
The opening date for The Ruckus 2.0 is set for the 2019 fall semester.
