Denver—The Picerne Group, a privately held California-based real estate investment firm, announced the construction of a multifamily community in the Denver Tech Center in Denver. Picerne is developing the property with Grand Peaks Properties, founded by the Simpson family, which is known for condominium and apartment development specifically in the Denver Tech Center. The general contractor for the community is Colorado Structures Inc., and the architect is the KTGY Group Inc.
The community, which is located on 8.7 acres of land, will include 248 units. It is in a convenient location, a quarter of a mile walk to the Orchard Station Light rail station and a 15-minute ride to downtown Denver.
“The Simpsons had done a number of studies for different building types on the site,” Michael Ohara, AIA and principal, KTGY Group, tells MHN. “Our challenge was to come up with a concept that would allow them to achieve the density and Class A feel for the project while still maintaining a competitive cost structure. We also needed to shield as much of the parking from the street as possible for planning purposes. We were able to provide these amenities and still provide a walkable environment to the light rail station.”
The floor plans will include a mix of one-, two- and three-bedroom units in buildings that are two or three stories, all with garages. The apartments will feature stainless steel appliances, granite countertops, washers and dryers, ceiling fans, fireplaces and vinyl plank flooring.
Amenities will include a resort-style pool and spa, barbecue grills, a fitness center, clubhouse, business center, conference room, pet wash, café, sports and commuter lounge and WiFi in the common areas.
The exteriors will feature brick and stucco facades with metal railings and pitched tile roofs.
The community is expected to be open for leasing in the spring 2014.
