Cordish Cos. Breaks Ground on $140M Kansas City Tower
Three Light Luxury Apartments is slated to open in September 2023.
Construction has started on Three Light Luxury Apartments, a 26-story, 288-unit multifamily property in the Power & Light District of Kansas City, Mo., which will bring another 450 residents to the growing downtown area. The $140 million development from The Cordish Cos. is slated to open in September 2023.
Three Light’s opening will bring the total number of new apartment units in downtown Kansas City from the developer to 900. In 2015, the 25-story, 307-unit One Light Luxury Apartments was completed followed by the opening of the 24-story, 296-unit Two Light Luxury Apartments in 2017.
The Cordish Cos. developed the Power & Light District, which included more than $10 billion in public and private development. One Light was the first high-rise apartment building in downtown Kansas City in 50 years. Cordish said One Light and Two Light have remained 97 percent occupied during the pandemic.
Nick Benjamin, managing partner of The Cordish Cos. Midwest portfolio, said in a prepared statement One Light and Two Light have become vital parts of the renaissance of the city’s downtown and Three Light will continue that progress.
Cordish recently held a groundbreaking ceremony that included local city and business officials as well as Lantrina Stewart, U.S. Department of Housing and Urban Development, Office of Multifamily Housing. While Three Light will have luxury units, including several penthouse apartments that are already in lease negotiations, it will also have more than 20 percent of its units priced below the 80 percent AMI affordability threshold.
City Manager Brian Platt said in prepared remarks the real estate market in Kansas City is strong and continues to build momentum. He said the city looks forward to more mixed-income developments that include workforce and affordable housing being built in the future.
Property Details
Three Light is located at the corner of Truman Road and Main Street at the intersection of the Power & Light District and the Crossroads Art District.
The building will feature 19 floors of studio, one-bedroom, two-bedroom and penthouse apartments, a seven-story garage with 472 parking spaces and 7,600 square feet of retail space on the first floor. Units will have floor-to-ceiling windows, gourmet kitchens with Quartz countertops, private balconies and high-end finishes.
Three Light will have a sky bridge above Walnut Street connecting it to Two Light, allowing residents of both buildings to share amenities. Offerings will include more than 30,000 square feet of indoor and outdoor space such as an exterior deck overlooking 14th Street, an infinity pool, indoor-outdoor bar, demonstration kitchen and theater room. Other features include a fitness center, business center and conference room, co-working areas, 24-hour lobby attendant and concierge services as well as valet dry cleaning and laundry services. Three Light will be a pet-friendly residence.
Three Light will celebrate the city’s musical heritage with its interior design and a mural featuring jazz legends Count Basie and Charlie “Bird” Parker on the side of the building. Kansas City-based artist Alexander Austin, who also painted two murals on the exterior of Two Light, will create the mural for Three Light.
The building is being designed and constructed by an award-winning team including JE Dunn Construction Co., Hord Coplan Macht, RD Jones + Associates, and Selbert Perkins Design. Hord Coplan Macht and RD Jones + Associates were the lead project architect and interior designer, respectively, for Two Light.
