Tallest Residential Tower in Downtown Manhattan Tops Out

Silverstein Properties has topped out 30 Park Place at 82 stories.

New York—Silverstein Properties has topped out 30 Park Place at 82 stories (926 feet). The tower is now the tallest residential building in Downtown Manhattan; when complete, it will offer 157 residential units from the 40th floor up. The residences will sit above the 189-room Four Seasons Hotel New York Downtown, which will open in 2016.

Located at the corner of Church St. and Park Pl. in Tribeca, 30 Park Place was designed by Robert A.M. Stern Architects, with SLCE serving as the Architect of Record. The one- to six-bedroom residences will feature oversized bay windows, ceilings as high as 13’10”, and a selection of finishes. Eleven penthouses crown the top of the building, each including fireplaces and outdoor space.

30 Park Place is now 60 percent sold. Its remaining residences range from about 1,100 square feet to 6,120 square feet and include half-floor, full-floor and duplex penthouse residences with varied outdoor spaces. Prices range from $3.1 million to over $60 million for the combined duplex penthouse.

Befitting its location and price points, the property features a wide array of amenities, including hotel services managed by Four Seasons. The 36th floor will be given over to residential amenities, including a fitness center with yoga studio, vaulted conservatory with a baby grand piano, screening room, children’s play room designed by Roto Group, dining room with separate catering kitchen and access to the hotel restaurants, and two double height loggias. Additional amenities include a sunlit 75-foot swimming pool; the Four Seasons spa, which includes steam rooms, treatment rooms, and salon; ballroom facilities, meeting rooms, a business center, additional storage units, and a parking garage.

The Children’s Investment Fund Financing provides financing for the near $1 billion dollar project. Equity financing was provided by an institutional investor client represented by CBRE Global Investors. Tishman Construction is overseeing the construction of the building.
