Sustainable Queens Development Begins Leasing
Gotham Organization's and Brause Realty's property, called The Forge, includes 272 units and features environmentally friendly, luxury amenities.

Gotham Organization Inc. and Brause Realty Inc. have begun leasing on The Forge, a 272-unit, sustainable development in Long Island City, N.Y.
“We have spent a lot of time and effort over the last five years planning this residential building out to be environmentally friendly, incredibly luxurious, filled with amenities, and we do feel like we hit a lot of the needs people are looking for,” David Brause, Brause Realty’s president, told MHN. “Walking into the building, people will be treated with a lot of excitement and a lot of history.”
Located at 44-28 Purves St., on a tree-lined cul-de-sac, The Forge consists of studios, one- and two-bedroom homes with prices beginning at $2,485 for studios, $3,030 for one-bedrooms and $4,150 for two-bedrooms. Units include Feng Shui-certified layouts and offer energy-conserving windows, oak flooring, quartz countertops, stainless steel Energy Star KitchenAid and Bosch appliances and feature bathrooms with custom penny tile.

“The Forge has more than 26,000 square feet of first-class indoor and outdoor amenities,” Brause said. “We are thrilled to launch leasing for this distinguished rental building that offers a new take on urban living within a growing neighborhood five minutes from Midtown Manhattan.”
The property boasts a double-height lobby, accented by the image of a rooster—inspired by a street art mural from the original Purves Street building site. There’s also numerous art created by local Long Island City artists.
Amenities in the property include a landscaped courtyard and sculpture garden, an outdoor pool and movie screen, hammock park, pool terrace with lounge seating, ping pong and foosball tables. There’s also grills and a dining area, and an outdoor rooftop terrace with sweeping East River and Manhattan skyline views.
Inside, amenities include a rooftop Sky Lounge, business bar, children’s playroom, private party room with wet bar, dining area, and a fitness center with Peloton exercise bikes, movement studio and classes.
The 38-story tower, is pending LEED Silver Certification thanks to features such as wind turbine and solar panels for supplemental electricity as well as an irrigation system utilizing captured rainwater for the landscaped spaces.
The Forge is located within Court Square, close by entertainment, culinary experiences and cultural attractions. The building is just a subway stop to Midtown Manhattan, with train access to three subway stations and seven subway lines including the E, G, M, N, R, W and 7 trains.
Brause Realty has owned real estate in Long Island City since 1980, and sees big things ahead for the area.
The Marketing Directors is serving as the exclusive marketing and leasing agent for the project, and units will be available for occupancy by the end of June.
