Sunbeam, Stiles Commence $1B South Florida Mixed-Use Project

The community is expected to open in late 2028.

Sunbeam Properties, along with Stiles, a Fort Lauderdale-based developer, have broken ground on Miramar Cove, a $1 billion, 125-acre mixed-use community in Miramar, Fla. The project will feature residential, retail and office components. The project is slated to open in the fourth quarter of 2028.

Plans call for the construction 2,874 residences, including 200 townhomes, 400,000 square feet of retail space with a 35,000-square-foot grocery store, 125,000 square feet of Class A office space and a 185-key hotel. The centerpiece of the development will be a 5.5-acre Blue Mar Basin water feature, which uses a proprietary system developed by Martin Aquatic.

Formerly known as Park Miramar, the project was approved in 2024 and will be built in two phases, Floridian Development reported in April. According to Yardi Matrix, approximately 100 units at Miramar Cove will be affordable.

Five miles of walking paths will connect the community, which also includes 10 acres of green space, 25 acres of natural trails and a public entertainment district. Plans also call for a residents-only beach club.

The development is located at 11125 Miramar Parkway at the intersection of Miramar Parkway and Red Road. The site offers access to Florida’s Turnpike, Interstate 75, Interstate 595 and Interstate 95. Hard Rock Stadium is nearby, while downtown Fort Lauderdale is roughly 20 miles north.

South Florida’s mixed-use pipeline

Miramar Cove is moving forward amid continued development across South Florida. The larger Miami metro delivered 13,749 units in 2025 and had an occupancy rate of 95.2 percent, according to a February 2026 Yardi Matrix report.

Several large-scale mixed-use projects are advancing across the region. In Miami, Rosso Development, Midtown Development and Proper Hospitality received city approvals for a $2 billion mixed-use project in October 2025. The project, slated for completion in 2028, will bring 924 condominiums, 60,000 square feet of office space and more than 120,000 square feet of retail space to Miami.

In March, work on an $880 million, 4,032-unit mixed-use project known as The HueHub began with demolition at 8395 NW 27th Ave. in Miami. The development is sponsored by the Live Local Act and will provide attainable housing for essential workers in the area.
