New York—Halstead Property Development Marketing has launched sales at State + Bond, five modern townhomes in Brooklyn’s Boerum Hill neighborhood, developed by Adam America Real Estate.
Located at 73-79 Bond St., State+ Bond’s five townhouses each feature more than 4,100 square feet of living space, spread comfortably over six stories. Designed by Boerum Hill husband and wife team, Ben and Christine Hansen of Ben Hansen Architect, the townhouses are priced from $4.49 million.
“It’s not too often that you find a new construction townhouse in Brownstone, Brooklyn, so it’s a desirable mico-location,” Brendan Aguayo, HPDM’s senior vice president & managing director, told MHN. “Additionally, you don’t find one that has the amenities we were able to get into this project, specifically parking.”
The homes include modern kitchens featuring a top-of-the-line Gaggenau appliance suite and gray lacquered cabinets. Buyers will be able to customize the kitchen’s color palette and layout, with choices that include a wall and additional white lacquered upper cabinets to provide more storage and privacy in the kitchen.
A recessed foyer with Travertine flooring leads into the expansive main floor featuring 11-foot ceilings, a windowed dining room, a professional kitchen and a living room—equipped with a gas fireplace and skylights—which opens directly into the rear garden.
The entire second floor is dedicated to the master suite with a gas fireplace, expansive walk-in closet and a luxurious five-piece master bathroom with terrace.
The third floor features two bedrooms, a full bathroom and a laundry room with large-capacity LG washer, vented dryer and extra-large white Kohler utility sink with a Watermark polished chrome faucet. A glass-enclosed bedroom with access to the roof deck is located on the observatory.
The ground floor is accessible from either a front cellar door with vestibule, or from the rear parking spot, and hosts a large open floor plan, floor-to-ceiling windows, a guest bathroom and a mudroom. The lower level features a storage room and a flex room with wet bar and A/V closet.
“One of the things the architects have tried to do here is to really think about how people live their lives in this day and age and created a very contemporary, but somehow suburban, urban townhouse,” Aguayo said. “There’s a connection throughout the townhouse.”
Each home offers a dedicated covered parking space, a private roof deck and a private rear garden equipped with a BBQ grilling station, Bluestone countertops and wood decking. Homes are pre-wired for home automation, include zoned heating and cooling controls, and contain a separate laundry room.
