Subtext to Build 259-Unit Community in St. Louis Suburb
The developer and its joint venture partner are moving forward on a project near Washington University.
Subtext is planning its second project in the St. Louis market. A 259-unit, 359,255-square-foot property in University City, Mo., is slated for completion in the summer of 2026. The national real estate company partnered with Larson Capital Management, a St. Louis private equity firm, to acquire nearly 2 acres for development of LOCAL on Delmar.
The five-story apartment community will be located in University City’s Delmar Loop entertainment district, just north of Washington University in St. Louis. The property will have a mix of studio, one-, two- and three-bedroom floorplans, including townhomes. LOCAL on Delmar will feature more than 7,000 square feet of street-level retail with an outdoor dining patio. Plans call for nearly 400 parking spaces in an attached five-story garage.
LOCAL on Delmar will have about 12,000 square feet of shared amenity spaces including a work from home hub with private and collaborative spaces; wellness suite with a sauna and meditation room; gym with cardio, weights and outdoor fitness; yoga and open fitness studio; pool terrace with grilling stations, cabanas and fire pits as well as a club room with media wall, game room, vinyl listening station and entertaining kitchen.
Situated at the corner of Delmar Boulevard and Leland Avenue in the Loop, LOCAL on Delmar will be a 12-minute walk from Washington University and within a short drive to Downtown Clayton, Mo.; Forest Park, a public park with more than 1,300 acres, and Central West End St. Louis.
Working together
LOCAL on Delmar was designed by ESG Architecture & Design. Other development team partners include Stock and Associates Consulting Engineers, civil engineers, and general contractor Brinkmann Constructors. First Mid Bank & Trust was the lender for the project.
Subtext has worked with Brinkmann in the past. The two Missouri firms partnered for construction of VERVE West Lafayette that began in October 2022. Brinkmann was the general contractor for the recently completed seven-story, mixed-use 235-unit student housing community built near Purdue University in West Lafayette, Ind. The project, which featured 751 beds in studio, one-, two-, three- and four-bedroom layouts, opened this fall.
The two companies also teamed up on an earlier Purdue University student housing property that delivered in fall 2019 and LOCAL Nashville, a 15-story, 307-unit multifamily community in the Midtown section of Nashville, Tenn. They also worked together on LOCAL Boise, a seven-story, 252-unit multifamily building in Downtown Boise, Idaho.
Subtext’s recent student housing work
Earlier this month, a joint venture of Subtext and Harrison Street completed VERVE Madison, a 142-unit, 536-bed student housing community in Madison, Wisc. The 12-story, 278,143-square-foot high-rise serves the University of Wisconsin-Madison and offers one- to five-bedroom layouts ranging in size from 637 to 1,481 square feet.
Also earlier this year, Subtext began construction of VERVE Columbia, a 695-bed, 412,959-square-foot student housing property serving students at the University of South Carolina in Columbia, S.C. The seven-story property is slated for delivery for the 2026-2027 academic year.
