Subtext Eyes Student Housing in Orlando

This is one of several projects in the company’s Florida development pipeline.

Subtext, in partnership with Nuveen Real Estate, has acquired 3.13 acres in Orlando for the construction of a student housing development, VERVE Orlando.

The student housing community at 3133 N. Alafaya Trail is located 0.2 miles south of the University of Central Florida at the corner of North Alafaya Trail and Science Drive.

Site work is underway and construction is set to be completed in 2026. VERVE Orlando is one of several pre-development Subtext projects in Florida’s top markets. It is the first to break ground.

Mitchell Korte, executive vice president of development at Subtext, told Multi-Housing News: “We’ve combined hospitality and human-centered design principles to create environments where our residents can truly thrive.”

Rich with amenities

The 200-unit, 446,078-square-foot community will offer 626 beds in a mix of studio, one-, two-, three-, four-, and five-bedroom layouts. There will be 573 parking spaces in an attached garage.

The community will feature 15,000 square feet of interior amenity space and more than 17,000 square feet of exterior shared spaces. Open study spaces, large and small private study rooms and a podcast/content creation studio, fitness center, wellness suite, gaming lounge, club room with an indoor/outdoor bar and kitchen, pool courtyard and dog run are among the amenities.

VERVE Orlando is situated on the east side of Alafaya Trail, providing students with easy access to campus and a short walk from the Central Florida Research Park.

DWELL Design Studio is the architect and ESG Architecture & Design is responsible for the interior design. Other development team partners include Live Oak Contracting, the general contractor; Kimley-Horn and Associates, Inc., the civil engineer; and Simmons Bank, the lender.

Recent Subtext developments

This month, Subtext announced plans for its second project in the St. Louis market. A 259-unit, 359,255-square-foot property in University City, Mo., is slated for completion in the summer of 2026. Subtext partnered with Larson Capital Management, a St. Louis private equity firm, to acquire nearly 2 acres to develop LOCAL on Delmar.

Subtext also recently delivered two other student housing developments: VERVE West Lafayette near Purdue University and VERVE Madison near the University of Wisconsin-Madison.

“Both were 100 percent pre-leased before move-in and recently kicked off leasing for the 2025-2026 academic year, to a strong start outpacing their respective markets,” Korte said.
