Subtext Makes 1st Student Housing Acquisition
The property is located in Columbia, Mo., the same city as the company's first development.

Subtext has acquired District Flats, a six-story, 259-bed, 119-unit student housing property near the University of Missouri at Columbia, located in Columbia, Mo. It is the national real estate company’s first deal under its acquisitions arm and expands its $2.5 billion development track record.
Mike Hung, partner & executive vice president, is leading the new complementary strategy for Subtext as it aims to meet the growing demand for student housing space. Hung said in a prepared statement the company is looking for opportunities where it can unlock value and strengthen its presence in top-tier university markets. He said District Flats is the prototype for the acquisition platform.
Subtext declined to release the seller or the price paid for the asset. A JLL Capital Markets team, led by Senior Directors Stephen VanLeer and Mike Brady, advised on the debt with Webster Bank serving as the lender. Details about the financing were not disclosed.

The most recent owner was Global Student Accommodation, according to Yardi Matrix data. The acquisition was made in January 2021 as part of a 27-property portfolio deal as the international student housing leader made its first foray into the U.S. market. District Flats was one of the properties in the 8,000 bed portfolio located across 18 states.
GSA purchased the portfolio from UCAL, a joint venture between University Communities LLC and the California State Teachers Retirement Fund. The price paid by GSA was not disclosed. Last month, GSA and a partnership with a fund managed by Morgan Stanley Real Estate Investing acquired an eight-property portfolio with 6,200 beds in Tier 1 U.S. university markets in a deal valued at more than $1 billion. It’s one of the largest student housing transactions this year.
District Flats’ details
Located at 127 S. 8th St., District Flats is situated two blocks from the University of Missouri and a half-mile from Columbia College. Built in 2015, it was 89 percent occupied at the time of sale, Yardi Matrix reported.
The property has a mix of one-, two- and four-bedroom floorplans ranging in size from 523 square feet to 1,356 square feet. Rents go from $1,514 to $3,626, with an average of $2,271, according to Yardi Matrix data. The fully-furnished units include washers and dryers, microwave ovens and high-speed internet access.
Subtext said the property is undergoing a brand repositioning and capital improvement program, including redesigned amenity spaces, an upgraded fitness center and new study areas. Other amenities include a clubhouse, media room and business center. The property has 60 parking spaces, and covered parking is available for an additional fee.
Students can walk or bike to campus, downtown and the North Village Arts District from the community.
Full circle
Brandt Stiles, Subtext founding partner & Co-CEO, said acquiring District Flats in the Columbia market is a full-circle moment for the company that delivered its first development, TODD, in 2015. Subtext still owns TODD, a 351-bed property at 601 S. 5th St. TODD. It offers two-, three- and four-bedroom floorplans as well as two-story, four-bedroom towns close to campus.
In August, Subtext and joint venture partner Larson Capital Management broke ground on EVER, a 176-unit, 545-bed community in College Station, Texas. Located about two blocks from Texas A&M University, the seven-story building is slated for completion by the summer of 2027. It’s the first phase of a 1,738-bed project first announced in March. VERVE, the second phase, is expected to come online in 2028. It will comprise 382 units with 1,193 beds.
Two months earlier, Subtext announced development plans for VERVE Fayetteville, an 845-bed student housing development located in Fayetteville, Ark., near the University of Arkansas. The project is being developed with equity partner Kayne Anderson Real Estate and is expected to deliver in August 2027, in time for the 2027-2028 academic year. It is Subtext’s first development in the state.
Subtext kicked off 2025 by breaking ground on another Missouri student housing project—LOCAL on Delmar, a five-story, 259-unit property located near Washington University in University City, Mo. Completion is slated for the summer of 2026.
