Fort Lauderdale—Stiles Residential Group and the Rockefeller Group have broken ground on 215 SE 8th Ave., a 254-unit residential tower in Fort Lauderdale. The property will be located one block from the city’s main shopping street, Las Olas Blvd.
Units in the project will range from one- to three-bedrooms and from 750 square feet to 2,450 square feet. Designed with 9- to 12-foot ceilings, floor-to-ceiling windows, and hurricane impact sliding glass doors, the apartments will provide views of both the cityscape to the west and ocean to the east. The top six floors will be premium units, with increased square footage and upgraded finishes and appliances.
The project will augment the 3.5 million square feet of commercial and residential property Stiles has already developed along Las Olas, including its corporate headquarters and the Bank of America Building at Las Olas. It’s also the company’s second residential development in the downtown Fort Lauderdale Financial District. Previously, it developed 350 Las Olas Place, a 163-unit, 30-story condo building completed in 2005.
“The demand for new apartments is going to keep growing, despite some short-term softness in some markets,” Jay Jacobson, president of Stiles Residential Group, tells MHN. “The continued shift of millennials and baby boomers into the urban core of cities will continue to drive the development of new apartment communities.”
According to Jacobson, the new high-rise will appeal to a broad demographic, including residents already familiar with the walkability of east Fort Lauderdale, an in-demand neighborhood amenity. Indeed, the condo’s location has a 91 Walk Score out of 100, making it a “walker’s paradise,” says the organization Walk Score, meaning that daily errands don’t require a car.
