Sparrow Partners Breaks Ground on Senior Living Project

The 193-unit development will be the first active adult community in Surprise, Ariz.

Sparrow Partners has started construction on Mera City Center, a 193-unit senior living facility for adults aged 55 and over in Surprise, Ariz. With Fugleberg Koch as architect, Kimley-Horn as engineer and Norris Design in charge of landscaping, the city’s first active adult community is scheduled to open in the spring of 2021.

Situated at 15510 N. La Cometa Ave., Mera City Center will consist of five four-story buildings with one- and two-bedroom apartments ranging in size from approximately 660 to 1,450 square feet. Amenities will include a pool, dog park, fitness center, media lounge and library, as well as a two-story clubhouse. Additionally, residents will be offered organized activities such as group outings, wine tastings, cooking classes and fitness classes. Sparrow Living will manage the property.

Located some 23 miles northwest of downtown Phoenix, the community will be part of the master-planned Surprise City Center, the 655-acre development that is to include office, residential, entertainment and retail space. Surprise Stadium, Northwest Regional Library and Ottawa University are all within a 1-mile radius of the property, while Mountain Vista Plaza and Surprise Crossing Shopping Center are within a 3-mile radius.

Sparrow plans to develop a total of four active adult communities in Greater Phoenix, following the national senior housing trend of attracting younger renters. The developer intends to begin construction on its second project, a 188-unit community in Goodyear, Ariz., in March.
