Southern Land Completes Philly’s Tallest Residential Tower

The Laurel features luxury multifamily rentals and condos.

Southern Land Co. has completed The Laurel, a 48-story tower rising 599 feet above the Philadelphia’s Rittenhouse Square. The mixed-use project includes 1909 Rittenhouse, a 184-unit multifamily community spanning between the third and 25th floors, as well as The Laurel Rittenhouse Square, a 65-unit condominium component on the building’s uppermost floors.

With an all-glass design, The Laurel is the most recently completed as well as the tallest luxury residential tower in Philadelphia.

The development team also includes Solomon Cordwell Buenz as architect of record and interior designer, while Southern Land Co.’s Sales Manager Eva Walker is marketing the condominium units for sale, with prices starting from $2 million.

Located at 1909 Walnut St., The Laurel is close to multiple bus and train stations, 6 miles from Upper North Philadelphia, 8 miles from Philadelphia International Airport and within 16 miles of northeast Philadelphia Airport.

The completion of the project’s multifamily and condominium components was marked by an event that featured remarks from Philadelphia Mayor Cherelle Parker, as well as Southern Land Co.’s Founder & CEO Tim Downey and Vice President Brian Emmons.

Luxury condos and amenities at The Laurel

The 65 residences that are part of The Laurel Rittenhouse range from 1,741 square feet to 9,000 square feet. They are located on the tower’s 27th through 48th floors, and include fully customizable penthouses with 360-degrees views of the city. The condominiums feature two- and three-bedroom units with panoramic views.

The mixed-use tower’s amenity package includes a private entry and a common-area lobby, private elevators, an indoor swimming pool and spa center, a fitness center with a cycling and yoga studio, locker rooms, a sauna and steam rooms, a dog spa, a club room, an outdoor terrace and a conference room. Additionally, residents at The Laurel can benefit from a variety of services such as valet parking, concierge, maintenance and security, an in-town car service and secured climate-controlled storage rooms available for purchase.

The Laurel also features 44,000 square feet of luxury retail and restaurant space on its first three floors. This segment will include a new Schulson restaurant as well as Philadelphia’s first Equinox Fitness location, expected to open in the fall.

The Laurel Rittenhouse’s condominiums closed more than $100 million in sales in July last year, while the 1909 Rittenhouse’s luxury multifamily units are almost fully leased.

Southern Land has also developed Ronan Flats at The Laurel, which includes 32 income-restricted apartments for residents earning less than 60 percent of the area’s median income. Located at 1904 Sansom St., this component of the overall Laurel development is fully leased and occupied.
