Charlotte, Va.—Pappas Properties and Allen Tate Co have unveiled plans for the second phase of Sharon Square, a mixed-use property located at the corner of Sharon and Fairview Roads in the SouthPark district of Charlotte, Va. The development will include 239 residences and 22,000 square feet of retail.
Sharon Square will include residential and retail properties, but also office and restaurants. Most recently, a 40,000-square-foot Whole Foods grocery store opened as a part of the development.
The residential part of the new phase will be in the upper four floors of the five-story building. Amenities will include an elevated pool terrace, private courtyards, workout facilities, cafe, and two separate “amenity rooms” that open on landscaped garden terraces.
The retail space will be located on the first floor of the structure and include a mix of high-end boutiques and restaurants geared to serve the SouthPark market and residents of Sharon Square. Lease negotiations are under way with several prospects that, according to Pappas Properties, are new to the market. The retail and restaurants will open in the fall of 2013.
Charlotte-based Pappas specializes in large mixed-used projects and master-planned communities, such as Phillips Place and Birkdale Village. The Allen Tate Co., a doyen among Carolina real estate firms, has been important in establishing the SouthPark area as it is today, including the development of Sharon Corners, work on which began in the late 1950s. Pappas and Tate collaborated in the early 2000s to develop Allen Tate corporate headquarters at Phillips Place.
