Sandy Creek Capital Buys DFW Self Storage Asset

Sandy Creek Capital has acquired Bin 741 Storage, a 56,900-rentable-square-foot self storage facility in Forney, Texas, according to Kaufman County records. A Dallas-based private owner sold the Class B asset.

Senior Vice President Danny Cunningham and Senior Managing Director Brandon Karr with Marcus & Millichap represented the seller in the transaction and secured the buyer.

Bin 741 Storage was completed in four stages, between 2018 and 2023. Throughout the years, the property was subject to several loans totaling approximately $2.7 million, all originated by The American National Bank of Texas, Yardi Matrix data shows.

The six-building property sits on 4.4 acres and encompasses non-climate and climate-controlled units, ranging from 50 to 300 square feet. The facility also offers RV and boat storage space. On-site amenities include video surveillance, drive-up access, gated access, on-site manager, as well as moving and packing supplies.

Located at 7761 Farm to Market Road 741, the property is within 25 miles from downtown Dallas, accessed through Interstate 20. The facility is one of the seven available within a 3-mile radius, offering residents 7.3 rentable square feet of self storage space per capita. As of September, 14 self storage properties totaling 839,701 square feet traded in suburban Dallas, according to Yardi Matrix research.

Earlier in spring, Extra Space Storage acquired Greenville Self Storage, an 83,000-square-foot storage facility in Dallas, from Wentworth Property Co.
