Rockefeller Group, Liv Communities Deliver Phoenix-Area Property

Liv Communities and Rockefeller Group have completed Sol38 by Liv, a luxury 360-unit multifamily community in Laveen, Ariz., located in the Southwest Valley. This property is the fifth residential development completed by the partnership in greater Phoenix. The duo has delivered a total of 1,829 apartments in the metro.

Located on 25.51 acres at 3875 West Dobbins Road, Sol38 by Liv has studios and one-, two- and three-bedroom floorplans ranging in size from 480 square feet to 1,320 square feet, with an average of 879 square feet. Rents range from $1,245 to $2,320, averaging $1,720, according to Yardi Matrix data.

Apartment features at Sol38 include above standard ceiling heights, washer and dryers in all units and private balconies or patios. There are 21 two- and three-story buildings and a total of 532 parking spaces. Covered parking is available for an additional fee. The property also offers electric vehicle charging stations.

Amenity-rich property

Sol38 by Liv has South Mountain views and a variety of features and resort-style amenities including a heated pool and spa, pool cabanas, a splash pad, gas grills, a sand volleyball court, fire pits, an outdoor kitchen, a clubhouse, business center, gaming area and coffee bar. Other amenities include a 24/7 fitness center, outdoor fitness stations, sports court, walking trails and a dog park. The property has a gated entrance, private garages, delivery lockers, outside storage and valet door-to-door trash pickup.

The community is located near Loop 202 and is a short drive from Phoenix Sky Harbor International Airport, downtown Phoenix and Arizona State University. Residents have easy access to dining, shopping, parks and golf courses.

CW Builders was the general contractor on the project, while Whitneybell Perry was the architect and RC Interior Designer handled interior design. Other development team members included Anderson Design, which landscaped the project, civil engineer Terrascape and Airpak Signs and Graphics, which handled signage.

Michigan-based Liv Communities develops, owns and operates luxury residential communities through its Liv and Liv+ brands. In May 2022, the company sold Liv North Scottsdale, a 240-unit community in Scottsdale, Ariz., for $145 million. In September 2020, Liv Communities sold Liv North Valley, a 385-unit community in Phoenix to The Praedium Group for $90 million, according to Yardi Matrix data. Liv Communities and Rockefeller Group had completed the development a year earlier.
