By Anuradha Kher, Online News EditorAtlanta–Post Properties Inc. and Novare Group Holdings LLC have unveiled plans for the residential component of The Ritz-Carlton Residences, a vertical mixed-use project located at 3630 Peachtree Rd. in Atlanta’s Buckhead neighborhood. It is expected to be ready for occupancy in mid-2009.The project features 17 stories of residential space with 129 one-, two- and three-bedroom condos, as well as 17 stories of Class A office space, which will be developed by Pope & Land Enterprises Inc. and Duke Realty Corp. The Residences will offer spacious, open floor plans and custom-selected finishes. The 18th and 19th stories feature a formal dining room and catering kitchen for entertaining, breakfast room and cocktail lounge, card tables, flat screen televisions, a screening room, fitness center and spa treatment room. An al fresco dining area and outdoor living room are also situated on the elevated 18th floor terrace, alongside a swimming pool, cocktail bar and outdoor fireplace. Two hotel-inspired guest suites are also available for residents’ visitors. Prices for the condos, including seven penthouse homes on the top two floors of the tower, begin in the $600,000s to over $2 million.“The for-sale market in Atlanta is slower than it was at its peak and that is certainly true of the condo market here as well,” David P. Stockert, president and CEO of Post Properties, tells MHN. “However, Atlanta attracts a lot of people—nearly 100,100 a year—and we believe the demand for this kind of product is very much there.”Stockert adds, “Our experience with a branded product such as the Ritz Carlton is that it holds up much better than any other projects out there. So we have not had to make any kind of adjustments to our pricing. Our customers realize that this is not a project that can easily be replicated or is widely available.” Signature Ritz-Carlton services will also be available upon request, including housekeeping, in-home dining, concierge and porter staff, and a private chef to prepare meals. Planned street-level retail and restaurant amenities also include a world-class, white tablecloth restaurant. “We have long been seeking the perfect opportunity to bring The Ritz-Carlton Residences to Atlanta, and are pleased to finally be able to offer our one-of-a-kind lifestyle to homeowners in this growing southern city,” says Simon F. Cooper, president and chief operating officer of The Ritz-Carlton Hotel Co. Designed by internationally renowned Handel Architects, LLP of New York and Atlanta’s own Smallwood, Reynolds, Stewart, Stewart & Associates, Inc. the building’s exterior is a glass curtain wall, punctuated by a crystal façade. Inside, Campion Platt Architect PC created soothing, textural common spaces while Robert Brown Interior Design will hand-select elegant interior design palettes for each home that embrace the rich traditions of the modern south.
