Renovation Complete at Pemberton Manor in Maryland

Salisbury, Md.—A $1 million renovation of Tryko Partners-owned Pemberton Manor Apartments in Salisbury, Md., which involved extensive physical upgrades and enhanced outreach programs, is complete. Tryko Partners LLC made the announcement October 22, following a late summer celebration to which local dignitaries, Tryko Partners officials and families residing in the community were invited.

Pemberton Manor’s 209 one-, two- and three-bedroom residences are housed in 19 brick-clad, garden-style buildings spread across 60 acres at 1020 Fairground Dr. in Salisbury. Both market-rate and HUD affordable units are offered.

Tryko Partners’ renovation of the property included an array of enhancements. Buildings and grounds received fresh paint, updated landscaping and repaving. The pool, which had been closed, was relined and opened for the summer season. Improvements were made to the property’s playgrounds, tennis and basketball courts and a handsome new security structure was added at the property’s entrance.

Entries, staircases and hallways of each building were enclosed in storefront glass, facilitating heightened security and enhancing heating effectiveness during cooler months. Tryko Partners installed new intercom systems, renovated laundry facilities, and, in many units, added new carpeting and upgraded appliances.

These changes augmented the kitchen and bath renovations and the modernization of HVAC and electrical systems undertaken by the previous owner.

The renovation has helped lift occupancy levels from 90 percent at the time of Tryko Partners’ purchase in autumn 2011 to almost 96 percent today. Officials hope that the improvements will eventually bring occupancy levels back to and possibly above the high-90 percent range Pemberton Manor Apartments has historically enjoyed.

In addition to completing the physical changes at Pemberton Manor, Tryko Partners also initiated an outreach program consistent with its long-standing commitment to fostering a sense of community at its properties.

The company has launched the Pemberton Manor Youth Coalition, a program that provides bagged lunches to children in need of lunches during the school year, and breakfast and lunch during the summer vacation. The management office is also making after-school homework help available to children who require assistance.

Tryko Partners also helped initiate Girl Scouts and Big Brothers/Big Sisters programs at the rental property, and has spearheaded other community initiatives as well.

The celebration to herald the completed renovation was attended by more than 200 people, and was focused on the youth of Pemberton Manor. The event featured lunch, entertainment, games and a prize raffle. The Salisbury Fire and Police Departments provided equipment tours, and to mark the back-to-school season, a mascot of the Salisbury Police Department distributed more than 150 school bags packed with supplies and school uniforms for the rental community‘s children.
