Related Kicks Off Condo Sales at 15 Hudson Yards
The 88-story tower offers the first opportunity to live at Hudson Yards, the massive new neighborhood forming on Manhattan's Far West Side.
New York–Another milestone is being reached in the massive Hudson Yards development taking shape on Manhattan’s Far West Side. With construction in full swing, Related Cos. has announced the launch of condo sales at 15 Hudson Yards, an upcoming 88-story residential tower that offers the first opportunity to live in the new neighborhood forming on Manhattan’s West Side.
Designed by Diller Scofidio + Renfro (DS+R) in collaboration with Rockwell Group, 15 Hudson Yards will offer 285 one- to four-bedroom homes with views of the Hudson River and the city skyline. The tower will also have 106 affordable rental units, although further details on them have not yet been released.
15 Hudson Yards certainly makes a statement, rising more than 900 feet high with a clover leaf shape at the top that takes advantage of the views. The tower also sits above the upcoming Public Square and Gardens at Hudson Yards, which is being designed by Thomas Woltz of Nelson Byrd Woltz Landscape Architects.
Scheduled for completion in 2018, the tower will offer five residence types: The Plaza Residences, with one- to three-bedroom floor plans and floor-to-ceiling windows; the two-bedroom Loft Residences, with more than 10-foot ceilings and master suites; the Panorama Residences, coming in one- to four-bedroom floor plans with high ceilings and city and Hudson River views; the three- and four-bedroom Penthouses, offering privacy with only four residences per floor; and the Duplex Upper Penthouses on the 88th floor, each occupying one of the tower’s four lobes and totaling more than 5,000 square feet in size. The curving floor-to-ceiling windows will provide 270-degree panoramic city and river views, and the living room ceilings will be double height at up to 26 feet.
Residents can choose from two interior design schemes: a tonal alternative with lighter colors or a contrast approach with more striking, darker colors. The community is designed for LEED Gold certification, with features like Lutron home automation and a grey water recycling system that uses storm water runoff.
“15 Hudson Yards has the unique distinction of a park-front location, remarkable views, grand residences and spectacular amenities that together create a one-of-a-kind living experience,” said Sherry Tobak, senior vice president of Related Sales LLC. “A true triumph of 15 Hudson Yards is how DS+R and Rockwell Group’s design creates such a diverse array of residences and floor plans. For example, our two-bedrooms have layouts ranging from 1,400 to 2,400 square feet.”
With its location in West Chelsea’s arts district, known as the Cultural Coast, residents will have access to the Whitney Museum and myriad other art galleries, as well as the upcoming six-level building The Shed, a cultural center also being designed by DS+R and Rockwell Group that will offer two large-scale galleries, 25,000 square feet of museum-quality space, a 500-seat theater, event and rehearsal space, as well as an artist’s lab. The Shed is expected to open in 2019.
In addition to cultural options, 15 Hudson Yards residents will be near numerous dining and wellness spots, along with several city parks, including the High Line, Hudson River Park and Hudson Park & Boulevard.
The 28-acre Hudson Yards neighborhood is the largest private real estate development in the nation’s history, and will feature more than 100 shops and restaurants when it’s fully complete in 2024. The neighborhood will include New York City’s first Neiman Marcus and restaurants by chefs Thomas Keller, José Andrés and Costas Spiliadis; 14 acres of open public space; a new 750-seat public school; and an Equinox-branded luxury hotel with a flagship Equinox and SoulCycle location. Heavyweight employers are also setting up shop in Hudson Yards, with the 10 Hudson Yards tower already welcoming tenants like VaynerMedia, Coach Inc., L’Oréal USA and Walldorf, Germany-headquartered SAP, a leading enterprise software applications company. The 30 Hudson Yards tower is also already fully committed, with KKR & Co. taking up the top 10 floors. Other tenants of the 90-story tower will be Wells Fargo and Time Warner.
The surrounding amenities and luxury features unsurprisingly come at a hefty price, with residences ranging from about $2 million to $30 million. Related Sales LLC and Corcoran Sunshine Marketing Group are the exclusive sales and marketing agents for 15 Hudson Yards.
