Related, BH Group Land $360M for Miami-Area Condo Project
Groundbreaking is planned for next month.
A partnership between Related Group and BH Group has secured a $360 million construction loan for Icon Beach Waterfront Residences, a 350-unit, dual-tower condominium project in Hollywood, Fla. Tyko Capital issued the note.
The development is scheduled to break ground in May 2026, with delivery slated for 2028. The joint venture launched sales at Icon Beach in 2024, with prices ranging between $825,000 and $2.8 million.
Last month, Related Group and BH Group secured another construction loan for a condominium project in West Palm Beach, Fla., in the amount of $200 million. Similar to Icon Beach, delivery at the Ritz-Carlton Residences is slated for 2028, though this development has already broken ground in February 2026.
This blend between residential privacy and fully serviced living with concierge services, wellness facilities and a social, community-oriented agenda is part of the latest rise of hotel-branded apartments. And although Icon Beach is not such a development, its amenities say otherwise. South Florida has become a testing ground for these types of projects, attracting buyers with their ultra-exclusive, experience-oriented factor within beachfront communities.
Residential privacy with a fully serviced twist
Upon completion, the two towers at Icon Beach will rise 38 stories and feature apartments with one- to three-bedroom layouts ranging from 948 to 2,580 square feet. The 40,000 square feet of amenity space will include a spa, landscaped amenity deck with a pool, private cabanas, hot tub and cold plunge. Additionally, the condo tower will feature an outdoor cinema, a garden, summer kitchens and event space, as well as 24-hour concierge service, valet and on-site security staff.

The luxury development was designed by Cohen Freedman Encinosa & Associates, with interiors by Meyer Davis. Witkin Hults + Partners are in charge of the development’s landscape architecture.
Located at 3451 and 3690 S. Ocean Drive, the future towers will be 12 miles south of downtown Fort Lauderdale, Fla. and 21 miles north of downtown Miami. Additionally, the project is within 2 miles of two golf courses, a Walmart Supercenter, as well as the Diplomat Mall and Hallandale shopping center.
