Radnor Property Group Starts Work on Atlanta Student Housing
The property, which will include 793 beds, will be near two historically Black colleges.

Radnor Property Group, in partnership with Madrone Community Development Foundation, has broken ground on The Den at Eight50 West, a 793-bed student housing development in the West End neighborhood of Atlanta. The project will span 305 apartment-style units.
The Den at Eight50 West is taking shape at 850 West End Avenue, near both Morehouse College and Spelman College. Morehouse is a historically Black men’s liberal arts college with an enrollment of more than 2,800 students. Spelman College is a historically Black women’s liberal arts college with an enrollment of about 2,500 undergraduates.
The property will have studio, one-, two- and four-bedroom units, with lounges on every floor and a central green space for gatherings. Rents will be about $1,200 a month per bed.

Radnor Campus Management, a joint venture between Radnor Property Group and COCM, will manage the property. The Den at Eight50 West is slated for completion by the fall semester of 2028.
Student housing development brisk

Student housing occupancy nationwide reached a preliminary 94.5 percent in September for the 2026-2027 academic year, which is the same as both September 2025 and the historical average since 2019, according to the latest Yardi Matrix data for the 200 universities that the company tracks.
At the same time, development is brisk: The 10 university markets with the most 2026 deliveries added more than 17,000 bedrooms combined.
Also in Georgia, Core Spaces broke ground in July on Hub Athens Dougherty, a 536-unit, 1,656-bed mid-rise student housing community near the University of Georgia in Athens, Ga. The development is expected to be delivered in 2028.
That same month, Balfour Beatty’s Campus Solutions and U.S. Buildings partnered with the University of Florida for a multi-phase redevelopment effort at the school’s Gainesville, Fla. campus. The project will deliver 2,217 beds in four residential buildings.
