PXV Multifamily Makes First Acquisition

The Atlanta-area property is being rebranded.

PXV Multifamily and Pamera North America formed a joint venture for the $29.5 million purchase of Village on the Green, a 216-unit garden-style community in Atlanta.

This is PXV’s first acquisition following its launch by former TruAmerica executive Matt Ferrari in November 2025. The company aims to acquire $2 billion in multifamily assets across the U.S. over the next three years.

Under the joint venture’s ownership, the community will be rebranded as The Grove at Ben Hill. It includes one-, two- and three-bedroom units across 16 acres and 15 residential buildings. Shared amenities at The Grove at Ben Hill include a clubhouse with a business and fitness center, a swimming pool, tennis courts, a children’s playground and grilling areas.

Ferrari said PXV was attracted to the property’s operational upside in particular. “At our cost basis, we believe the asset’s current performance significantly understates its long-term potential,” he told Multi-Housing News.

The firm plans to begin improvements by installing washers and dryers in every unit while addressing deferred maintenance. At the time of sale, the community was 88 percent occupied.

Located at 2975 Continental Colony Parkway SW, The Grove at Ben Hill is close to Interstate 285 and Ga. Route 154. Hartsfield-Jackson Atlanta International Airport is less than 9 miles away and shopping centers such as Greenbriar Mall and Discount Mall are less than a mile to the northeast.

A Cushman & Wakefield team of Travis Presnell, Wesley Lacefield, Mike Kemether and James Wilber represented the seller in the transaction. According to the property listing, the asset was listed for sale in December 2025 and closed at the end of July. PXV was represented by Ferrari and George Nausha, managing director of acquisitions at PXV.

Recent Atlanta investment activity

PXV’s first investment comes as overall activity across the metro continues. According to the latest Yardi Matrix report on the metro, advertised asking rents averaged $1,634 at the end of the first quarter of 2026, while stabilized occupancy increased to 93.3 percent. The metro also recorded $672 million in multifamily sales through March.

This past April, Elmington Residential purchased Resia Tributary, a 433-unit apartment community in Douglasville, Ga., from Resia for $73 million. The property has since been rebranded as Sylvan Tributary.

Earlier in the year, TruAmerica also expanded in Atlanta with its acquisition of The Tower on Piedmont from Lionstone Investments and PCCP. The 20-story high-rise includes 155 market-rate units.
