Proper Hospitality Unveils Plans for Miami Condo Tower

Set to include 288 residences, the project marks the company's second residential development.

Proper Hospitality, Rosso Development and Midtown Development are planning to develop Midtown Park Residences by Proper, a luxury condominium tower in downtown Miami. The project will rise 28 stories and will include 288 residences and penthouses. Completion is scheduled for 2028.

The project is Proper Hospitality’s second residential development after Austin Proper Residences, which sold out at record prices. The development team also includes Arquitectonica as architect of record, Meyer Davis Studios as interior designer and Naturalficial as landscape architect. Fortune Development Sales has been tapped as exclusive sales and marketing agent for the project, with prices ranging from $700,000 to $2.7 million per unit.

Midtown Park Residences by Proper will be at 2901 Northeast First Ave. Situated within a $2 billion mixed-use development, the residential property will cover 5 acres in an area between Midtown Miami and Wynwood Arts District. Miami International Airport is within 6 miles from the property, while Fort Lauderdale, Fla. and Fort Lauderdale-Hollywood International Airport are both within 25 miles.

Plans call for a mix of studios, one- to three-bedroom units ranging from 510 square feet to 1,730 square feet, plus a private penthouse collection with an average size of 3,150 square feet per unit. The residences will feature expansive open floorplans with high ceilings, floor-to-ceiling windows and sliding doors, wood porcelain flooring, kitchens with quartz countertops, Italian cabinetry, Sub-Zero and Wolf appliances, wrap-around terraces and master bathrooms with glass showers, jade ceramic walls and Hansgrohe brass fixtures. The penthouses will feature 20-foot double-height living rooms with four- and five-bedroom floorplans, private rooftop terraces and swimming pools, as well as a garden area.

Expansive amenity package

The amenity package at Midtown Park Residences by Proper will include a mix of wellness and lifestyle features, indoor and outdoor living, spread across over 40,000 square feet of space. The condominium project will also comprise more than 120,000 square feet of retail space, including restaurants, office spaces and designer shops.

Indoor amenities will include a 16-foot-high lobby area with an art collection, a fitness center, a Pilates studio, a yoga studio with a meditation garden, a spa pool with steam rooms, saunas, changing rooms and private massage spaces, a pickleball court and multiple social spaces, including a residential center with an event lounge, a party room, a kids club, a coffee bar, a vegetable garden designed by Naturalficial and a business center with coworking spaces and a conference room. Additionally, the property will include a 40,000-square-foot swimming pool deck on the seventh floor, with panoramic views, a restaurant and bar, while other amenities will include a golf simulator to be used as a projection room, as well as racquet and padel club and court.

Other resident services will include a culture concierge package with cultural events in Miami, a program with social gatherings and wellness activities, grocery deliveries, laundry, housekeeping and other services, such as a pet care and home maintenance. Midtown Park Residences by Proper will also offer exclusive access to Shelborne Hotel by Proper, on the city’s Millionaire’s Row, scheduled to reopen this spring after an expansive restoration.

Condo projects underway in Miami

Last week, construction started on another condo project in Miami. Grupo T&C held the official groundbreaking ceremony for Edge House Miami, a 57-story tower in the city’s Edgewater neighborhood that will include 608 residences. Handled by Douglass Elliman, sales were launched last year. The development is scheduled for completion in 2028.

In March, Integra Investments and Flying Point also unveiled plans for a condo project in the area. Sereno Fort Lauderdale will include 76 units across 14 stories in Fort Lauderdale. Totaling 230,000 square feet, the project represents Integra Investments’ first development in the market.
