$72M affordable project launched in the Bronx
The development will offer affordable and supportive housing for seniors and people experiencing homelessness.
Project Renewal has broken ground on the second phase of its affordable and supportive housing community in the Bronx. The nonprofit organization tapped ESKW/Architects and Bruno Frustaci to design and build Bedford Green House II. The project is expected to be completed in January 2025.
The $72.1 million affordable housing development will offer 116 units in studio, one- and two-bed floorplans spread throughout a 17-story building. Project Renewal will set aside 46 units as affordable housing at 60 percent of the area median income, while the remaining 70 will be designated as supportive housing units reserved for residents experiencing homelessness. Those supportive housing units will also have access to rental subsidies and on-site services. Additionally, 55 of Bedford Green House II’s units will be reserved for seniors who are at least 62 years old.
The community’s amenities will include a 2,410-square-foot medical clinic that will offer its services to residents and the community. Project Renewal will operate the clinic, with services including primary care, podiatry, gynecology and substance abuse treatment, and will be accessible to those with or without insurance. Bedford Green House II will also offer other supportive services like the coordination of medical services, occupational therapy, crisis management and assistance to accessing public benefits. As for common amenities, the community will include a library, learning center, free Wi-Fi in each apartment and a shared backyard with the project’s first-phase building.
Project Renewal is planning on creating an energy-efficient building with a high-performance building envelope and windows, as well as motion-sensor lighting. The building’s standards are expected to meet Energy Star Multifamily High Rise performance requirements and achieve LEED Gold certification. Located at 2880 Jerome Ave. in Bronx’s Fordham Heights neighborhood, residents will have nearby access to the MTA’s B, D and 4 lines.
The final phase
As the community’s name suggests, Bedford Green House II is the second and final phase of Project Renewal’s affordable and supportive housing project in the Bronx. The first phase, Bedford Green House I, was completed in December 2021 and opened to residents in July 2022. Bedford Green House I included 117 affordable and supportive housing units, some of which were specifically reserved for tenants living with HIV/AIDS.
Beyond its affordable housing efforts, the nonprofit organization has shelters and communities throughout its portfolio that’s aimed at ending homelessness in the city. Project Renewal is currently working on a specialized shelter in Brooklyn’s Greenpoint neighborhood but has completed a transitional housing community in the Bronx called the Fletcher Residence and a permanent supportive housing community in Manhattan called Geffner House.
