Presidium Breaks Ground on Sustainable Austin Project

The development is located along the Tech Ridge Corridor and will come online by the end of 2023.

Presidium has broken ground on Presidium Tech Ridge, a 358-unit luxury community in Northeast Austin’s Tech Ridge Corridor. The project is designed by Humphreys & Partners Architects and will have a sustainability focus. Completion is expected by late-2023.

The community’s environmentally conscious components are expected to encompass thermal-efficient windows, EV charging stations, a stormwater quality management system, energy-efficient appliances and green building operations. Presidium will also implement a TEAL system for centralized hot water heating which uses up to 40 percent less energy than traditional water heating methods.

Each unit is slated to feature 10-foot ceilings, quartz countertops, stainless steel appliances, built-in desks, wine coolers and washers and dryers. The apartments will also incorporate smart technology such as keyless entry doors and Ecobee thermostats.

The four-story project intends to take advantage of the local landscape with a clubroom and leasing center oriented to overlook the natural parkland. Community amenities will include a coffee bar, theater lounge, golf simulator, game room, fitness center, yoga studio, social lounge with catering kitchen, business center with private offices as well as coworking spaces and conference rooms. Amenities will also encompass a zero-edge pool with private cabanas, a courtyard with fire pits, a yoga lawn, outdoor kitchens and a quarter-acre private dog park.

An Austin community close to nature, tech

Located on a 14-acre parkland, the development is designed to integrate the natural landscape with open spaces and connected trails that lead to entertainment, retail and work destinations. Large employers in the tech field such as Samsung, General Motors, Dell and 3M operate in the rapidly-developing corridor with more companies having migrated recently, according to Presidium.

Dustin Mattiza, vice president of development for Presidium, stated in prepared remarks that the company has worked closely with the city of Austin to situate the community along a spring-fed creek while also mentioning the focus of catering the property’s features to the needs of the area’s demographics. This project marks an expansion of Presidium’s Texas portfolio, the firm having recently opened another luxury community in the state.
