Continuing its recent trend of investing in the Dallas market, ZOM Living has acquired a 3.5-acre land parcel at Noel Road and Interstate 635, across the street from the Galleria Dallas mall. ZOM intends to develop at that address a new 398-unit luxury apartment community called Hazel by the Galleria.

“Hazel by the Galleria is the last phase as part of the old dealership redevelopment and one of the few remaining parcels within walking distance to the Dallas Galleria and surrounding restaurants and shops,” Jason Haun, ZOM Living Texas market vice president, told Multi-Housing News. “The Galleria submarket is a significant employment center that has and will likely continue to grow. It is also surrounded by considerable shopping, dining and other entertainment-related venues. Amazon has also recently expanded its presence in the office towers next door.

“A redevelopment program for Dallas Galleria is underway, and the old Valley View mall site has made some recent progress toward being ripe for additional employment.”

Luxury tower

Concurrently, ZOM is opening its 41-story, 417-unit Atelier high-rise residential tower, which overlooks the Dallas Arts District. It features 53 loft-style and 364 high-rise units, along with a main lobby designed as an art gallery. Size of residences ranges from 500 to 2,300 square feet. An outdoor lounge with grilling area for al fresco dining is among prominent amenities. The tower offers views of Uptown and Downtown Dallas.

Also included in Atelier are two levels of underground public parking. Approximately 15,000 square feet of retail space that CBRE will lease. Stantec is the architectural firm on the development, while Balfour Beatty serves as general contractor.

Atelier is situated within steps of Klyde Warren Park and an array of cultural venues, including the AT&T Performing Arts Center, Dallas Museum of Art, Crow Museum of Asian Art and Nasher Sculpture Center.

Hazel by the Galleria and Atelier join another recently-launched ZOM Living apartment development in Dallas. Mezzo is a 378-unit luxury garden-style project broke ground last year near the 2,500-acre Fields masterplan, featuring PGA of America’s new headquarters, two championship golf courses and an Omni resort, among other projects. Late last year, ZOM sold a recently-built Texas community.
