The Related Group’s current apartment developments include the following:
Construction complete, and the project is in lease up. Pierhouse is a 356 unit apartment development which will be constructed in four four-story stick frame buildings with 4,800 leasable square feet of retail and will be parked by two separate four story precast concrete parking garages. The project will have six unit types, which includes 33 studios, 186 one bedrooms and 133 two bedrooms. The project is designed by MSA Architects and includes an expansive pool/sun deck area, unique Urban Pathway, gym, spa, event meeting/dining room, a double-height club lounge and individual landscaped courtyards at each residential building. This project was recently placed on the market for sale.
Veranda II (The Manor in Plantation)
Construction complete, and the project is in lease up. Veranda II is a 197 unit apartment development on 2.7 +/- acres located at 599 NW 82nd Avenue in Plantation, Florida. The development will be constructed as a six-story concrete post tension structure with 181 units wrapping a six story garage and 16 townhomes in four unity buildings. The projected will be parked by a garage with 325 spaces for the apartments and two car garages connected to each townhome. The project will have 12 unit types, which include 97 one bedrooms, 84 two bedrooms, and 16 two bedroom townhomes. The units will range in size form 746 square feet for the smallest one bedroom to 14750 square feet for the townhomes. The project is designed by Cohen Friedman Encinosa & Assoc and includes a heated pool with sun deck area, gym, conference room, demonstration kitchen w/ dining room, club room and TV entertainment/gaming center.
Doral View at Fontainebleau Lakes
Doral View apartments is a two phase 720 unit apartment development on 35 acres located at 701 NW 97 Avenue in Fontainebleau, Florida. Phase I is under construction and is 360 units. The property is located off of the Dolphin Expressway and 97th Avenue giving the site great drive by exposure. The residences will be constructed in fourteen three-story garden style concrete structure buildings. The project will be parked by 551 on grade spaces and 54 garages. The project will have 168 one bedrooms, 144 two bedrooms and 48 three bedrooms. The units will range in size from 694 square feet one bedroom to 1,268 square feet three bedrooms. The project is designed by MSA Architects and includes two pool/sun deck areas, including custom beach access entry swimming pool, poolside personal cabanas, spa, custom outdoor summer kitchens and sports Bar Area , outdoor entertainment area & barbecue grill, large state-of-the-art fitness center with yoga, spinning, and aerobic studio, cyber café, conference and club room.
Phase II is a standalone 360 unit garden apartment project and will be built and financed at a future date. Doral View is currently under construction, and leasing is expected to commence in the 4th quarter of 2013.
New River Yacht Club
Adjacent to the New River in Downtown Ft. Lauderdale, the New River Yacht Club features 249 luxurious riverfront rental units. Flagler Village is a 382 unit apartment development with 24,750 square feet of lifestyle retail in Downtown Fort Lauderdale, Florida. The site is located a few blocks north of downtown on Federal Highway between NE 5th and 6th Street, and is right across the street from a new Fresh Market grocery store. The plans are for a seven story mid‐rise building with a 773 space garage tucked into the western side of the property. The residential structure is set back from Federal Highway and two separate retail structures front Federal Highway with a plaza between them. Flagler Village is currently under construction, leasing is expected to commence in the 3rd quarter of 2014.
CityPlace Doral (Retail)

Already under construction, CityPlace Apartments is a 398 unit apartment development located just south of Doral Boulevard and west of 82nd Avenue in Doral, Florida on the southwest corner of the CityPlace Doral retail mixed-use project. The new apartment community is part of the larger CityPlace Doral development which will include additional phases of multi-family and 300,000 square feet of retail, a city within a city. In addition to being part of CityPlace, this project is located next door to the Headquarters of Carnival Cruise Lines which employs 2,400 people in this location and is the largest private employer in Doral. Atlantec h is a 264 unit apartment development in Fort Lauderdale, Florida. The site is located to the west of Federal Highway just south of NE 65th Street in Fort Lauderdale, Florida. There are 45,500 daily traffic trips on Federal Highway in front of the property. The site is currently a surface parking lot for Atlantech Tower, the largest office building in Broward County (416,000 SF). The project is an eight story mid-rise building including 158 space surface parking garage on the ground floor. The building is attached to an existing five story garage, which currently serves the office building, but will be expanded to accommodate the residential development and future adjacent (and separate) retail development. Groundbreaking is expected to occur July 2013. This highly visible project with its well-appointed units, lavish pool deck and low basis is uniquely positioned to deliver above market yields.

Delray Beach apartments is a 172 unit apartment development in Downtown Delray Beach, Florida. The project consists of two buildings located 1 block south of Atlantic Avenue between 1st avenue and 4th avenue. Atlantic Avenue has become one of the most exciting pedestrian friendly active downtown streets in Florida with more than 80 restaurants, cafes, bars and entertainment destinations. Over the past decade Davie has enjoyed employment growth as the home for several expanding college campuses including Nova Southeastern University, Trinity International University, ITT Technical Institute, Broward College and the Davie campuses of Florida Atlantic University and the University of Florida. Davie University apartments are set to break ground in the 1st quarter of 2014.
City Center Apartments
Pembroke City Center is a 365 unit apartment development located in Pembroke Pines, FL. The project site is approximately 11.05 acres, located on NW 106th Ave and Pines Blvd in Pembroke Pines, FL. The project consists of five British West Indies style residential buildings in 3 and 4 story formats, 2 parking garages and surface parking. Featuring various luxury amenities such as a Tennis Court, Volleyball court, Lap Pool, Dog Park, outdoor living rooms, and tot lot. Pembroke City Center is scheduled to break ground in the 1st quarter of 2014.
