Palladium USA on Delivering Amenities that ‘Surpass Expectations’

Spread across 7.4 acres of land, the community will feature 203,090 square feet of luxury rental homes in four-story buildings, along with 6,000 square feet of retail space. Construction is expected to last between 16 and 18 months.
Palladium USA has worked for many months in close collaboration with the Town of Little Elm to establish an architectural style that will complement the look and feel of the entire Lakefront District. The community will feature 242 luxury rental homes and more than 380 parking spaces for visitors and residents.
“This segment of north Texas is growing at an incredible pace and we wanted to be a part of this growth by providing a high end mixed use development in the city of Little Elm,” Palladium USA president and CEO Tom Huth told MHN.
Resident amenities will be upscale in character. They include a state-of-the-art fitness center, outdoor pool and patio areas, outdoor cooking areas with ample seating, 6,464-square-foot leasing/lobby center with a club room, demonstration kitchen, game room, conference room, business lounge, “refreshments” lounge, coffee bar and multiple seating areas.
A pocket park will link the retail and restaurant building with the residential portion of the community. The restaurant structure portion of the commercial component boasts a unique split-level design allowing for ground-floor patio dining and a second-floor outdoor terrace for dining and entertainment.
Scott Johnson, senior vice president of development/construction for Palladium USA, noted, “As with all of our Palladium properties, we are committed to delivering upscale amenities that surpass expectations.”
The retail and restaurant development will be located at the southeast corner of Eldorado Parkway and Main Street. That site is across from several existing establishments, including Hydrous Wake Park, Hula Hut restaurant and Towers Tap House restaurant.
According to Huth, the company’s objective is to create high-value, destination developments that build community.
“With the tremendous growth in Little Elm and surrounding communities, along with the huge appeal and amenities of the Lakefront District, we see tremendous potential in this new development,” he said.
Little Elm Mayor David Hillock noted that the town created a bold statement in its development in The Lakefront. This project, he added, is a particular standout. “The selection of Palladium as our partner for this phase of development was strategic,” Hillock said.
“Our strong relationship has created an opportunity to establish an architectural look and feel for an entire district that will guide future development in this one-of-a-kind regional destination. Humphreys & Partners Architects is the architect of record for the development.
