Feldman Equities, Two Roads Unveil Plans for $350M Tampa Tower

Feldman Equities and Two Roads Development have revealed architectural plans for Tampa, Fla.’s Riverwalk Place, a luxury condominium tower. The project will become the tallest tower on the west coast of Florida. Designed by Gensler, the $350 million property will comprise more than 50 stories. Riverwalk Place will encompass 33 levels of luxury condominiums, 10 stories of office space and five floors of live-work units.
Additional project partners include Adache Group Architects that are providing local residential design expertise and GPB Capital Holdings, which has been providing ongoing equity financing. Smith & Associates Real Estate of Tampa Bay is the listing agent for Riverwalk Place.
“This will be the first new office skyscraper built in downtown Tampa in 30 years, and the first ever mixed-use tower,” said Larry Feldman, president & chief executive of Feldman Equities. “Riverwalk Place is a site like no other and will become the social hub of downtown.”
The project will be constructed on the site of the current CapTrust building at the intersection of E. Whiting Street and Ashley Drive South, which has been vacated and will be demolished. According to Shamim Ahmadzadegan, architect at Gensler, the curved design of Riverwalk Place is made to echo the lines of sailboats in Tampa Bay, featuring a curved arrowhead pointed towards the Bay. This will provide almost every office and apartment with water views, as well as making the tower more resilient to wind. There will also be rows of balconies wrapping each side of the tower, resembling a pair of sails. The ground floor of Riverwalk Place will include a 150 yard-long promenade of up to five restaurants and retail shops, merging the adjacent MacDill park and river boardwalk.
The tower will also feature a double-height lobby with retail and amenities available to both residents and the public. Improvements will be made to MacDill Park, as well as the inclusion of private residential elevators to each unit. A sky lobby on the 21st floor and parking deck will comprises additional amenities including a rooftop bar, event space overlooking the Hillsborough River and a lounge. Unit prices will range from $600,000 to more than $2 million.
