Affirmed Housing Opens Affordable San Diego-Area Community

Eastgate serves low-income families and veterans. Built by Wermers Construction, the property includes 42 units and is located in San Marcos, Calif.

Affirmed Housing has opened Eastgate, a 42-unit affordable community in San Marcos, Calif., dedicated to low income families and veterans. Dahlin Group designed the project and Wermers Construction built the asset. Darsono Design Associates designed the community’s landscape and Masson & Associates provided civil engineering services. The property is restricted to residents earning 50 to 60 percent of San Diego’s area median income.   

Located at 16 Creekside Drive, the community is within a 40-minute drive from downtown San Diego and provides easy access to interstates 5 and 15. Eastgate includes six studios, five one-, 18 two- and 13 three-bedroom units, ranging in size from 577 to 1,546 square feet. Eleven of the units are targeted for veterans.

Apartments feature plank flooring and plush carpeting, fully equipped kitchens with stainless steel appliances and large windows. The ground floor features 7,200 square feet of live/work commercial space, which includes a kitchen, tech stations, a tot lot, barbecue areas and laundry facilities. 

“Close to public transit and numerous amenities, Eastgate was possible because of tax-exempt private activity bonds and the 4 percent tax credit program. As the House of Representatives considers cutting this program, we suggest they reconsider the negative impacts this repeal will have for persons of lower means here in California and throughout the country,” said Affirmed Housing President & CEO James Silverwood, in a prepared statement.

Earlier this year, Affirmed Housing also unveiled Cypress, a 62-unit permanent supportive housing development in downtown San Diego.
