Philadelphia–Post Brothers’ renovation of the four-building Presidential City apartment community in Philadelphia is well under way.
Centrally located on City Avenue, with direct access to I-76 and Route 1, the 1,038-unit community was built in the 1950s. Washington, Madison, Jefferson and Adams are the names of the four buildings that make up the property, which was once viewed as the most cutting-edge apartment community in Philadelphia. The community was designed by famous builder John McShaine, who also built the Pentagon and the Jefferson Memorial, and is known as the “Man Who Built Washington.”
After changing ownership several times throughout the 2000s, Presidential City was acquired by Philadelphia-based Post Brothers Apartments in 2012. In early 2013, the company initiated a $100 million redevelopment project that aims for a complete reinvention of all the apartments as well as the pool club. Residents may choose from a mix of studio, one-, two- and three-bedroom options and penthouses.
Post Brothers is performing full interior and exterior renovations to each of the four buildings and, as of this month, is putting the finishing touches on a 4-acre pool club-style courtyard. The area includes three pools, several lounge areas as well as fitness and recreation areas. Next month, they are opening the doors to the second of four buildings: The Madison. Overall completion is expected in early 2017.
As part of an alternative marketing strategy for the project–which is the largest residential redevelopment in Philadelphia–Post Brothers created Resident President, a direct and sometimes crude mascot that speaks to a generation of renters dominated by students and young professionals.
With the use of commercials and through social media, Resident President draws attention to the many perks of living at Presidential City, which include a 24/7 front desk attendant, world-class lounge with afternoon tea, Sora Pool Club with waterside cabanas, Olympic-length lap pool, lounge pool and activity pool, hot tub, spa services, dry sauna, coed steam room and tanning booths. Outdoor amenities include fire pit lounge, yoga lawn, bocce courts, sport court, tot lot, rooftop lounge, outdoor kitchen and dog parks. The fitness center offers a state-of-the-art gym and juice bar with free PostFit classes in cardio, Pilates, yoga, cross-fit and spin, with private training sessions available.
The complex also boasts a number of green features, including high-efficiency building envelopes and insulation; thermally insulated roofs; energy-efficient appliances; rainwater retention systems; as well as wind generated electricity.
