Post Brothers completed the renovation of Philadelphia’s Presidential City, a four-building, 19.9-acre apartment community. The full gut modernization started in 2014 and included upgrading the 1,023 units. For each building, the plan featured a different design approach. For The Adams, the final building to be redeveloped, Post Brothers hired architect Philippe Maidenberg.

Reimagined leisure area
Presidential City is located at 3900 City Ave., close to the intersection with Interstate 76, offering easy access to other districts in the city and the metro area. The four-building apartment community comprises one-, two- and three-bedroom units as well as studios and penthouses. Sizes range from 350 to 2,600 square feet. The property is currently 90 percent leased. The asset was subject to a three-year construction loan of $137.2 million originated by Starwood Capital Group in 2016.
In-unit amenities feature LED lighting, energy-efficient and carbon-free electric heating and cooling systems, quartz windowsills, hardwood flooring, antimicrobial kitchen countertops among others. One of the highlights of the redevelopment project is the Sora Pool Club, a leisure space with three outdoor pools, a sundeck, outdoor kitchen and a rooftop lounge. Other common amenities include a fitness center, business center, clubhouse, basketball court, children’s playroom and a spa.
City Avenue serves as a major retail corridor, with multiple restaurants and shopping centers only a few minutes away. University of Pennsylvania is a 20-minute drive from the property, while the Philadelphia College of Osteopathic Medicine is three minutes away.
