Parley’s Partners and KTGY Group Begin Construction on $45M TOD in Utah
Construction has begun on Phase I of Birkhill on Main Apartment Homes, an eco-friendly, transit-oriented development in Murray, Utah.
Murray, Utah—Construction has begun on Phase I of Birkhill on Main Apartment Homes, an eco-friendly, transit-oriented development in Murray, Utah. The community, which is being developed by Parley’s Partners and is being designed by KTGY Group Inc., is a $45 million project that will include 311 apartments plus a three-story office building.
Phase I of the development will feature 137 units ranging from one- to three-bedroom apartments, 96 of which will be affordable housing.
Each apartment will feature 9-foot ceilings, a gourmet kitchen with granite counter tops, oversized closets and a private balcony or patio. Community amenities will include a clubhouse with kitchen and great room, a courtyard, basketball court, tot lot, swimming pool and fitness center.
An interesting feature at Birkhill Apartments is the $1.7 million parking garage structure. Each parking level matches the floor height of the corresponding level of the apartment building, so residents can conveniently access their apartment from the level they park on.
Birkhill Apartments will also be environmentally sustainable. The first phase is designed to Enterprise Green Communities Certification Standard. The appliances in all the units will be Energy Star rated. And the apartments, which will be built by Kier Construction, will meet an energy evaluation to insure they are energy efficient.
The community is also conveniently located. The community is located within walking distance to TRAX light rail transit, as well as shopping and restaurants. Birkhill Apartments will also include a paved trail, which will connect with the nearby Jordan River Parkway’s 40-mile trail network.
“With the weak economic environment we are in and the continued rise in the cost of oil, it is very rewarding to be able to design much-needed affordable apartments within walking distance of rail transit that I know will prove to be a win for the residents, a win for the city and a win for the developer,” Manny Gonzalez, principal, KTGY Group, tells MHN.
Phase I is expected to be completed by the end of March 2013. Pre-leasing will begin in October this year, and the first residents will move in in early February 2013.
Parley’s Parners will begin construction of Phase II of the Birkhill Apartments in June 2013, which will add 65 more apartments. Phase III will add 109 apartments, and Phase IV will include an office building. The first three phases are expected to be completed by 2016.
