One Thousand Group Acquires Site for Miami Tower

Plans for the development include residences, retail and commercial space, plus a rooftop helipad.

One Thousand Group has acquired a 1.6-acre site for $53 million in Miami’s Edgewater neighborhood where it plans to build a 47-story, mixed-use skyscraper. Tower 36 is set to feature 312,058 square feet of branded residences and a variety of commercial and retail uses.

Cirrus Real Estate Partners provided financing for the assemblage of three parcels at the intersection of East Edgewater and Miami’s Design District. The properties are located at 3501 Biscayne Blvd., 345 and 409 NE 36th St.

“Securing the asset is the first major milestone,” a spokesperson for One Thousand Group told Multi-Housing News. “We will be sharing more news on the project as soon as the team is ready to do so.”

Designed by KPF Architects, Tower 36 will include a private members club, multiple food and beverage offerings, wellness and recovery amenities and a rooftop helipad and heli-lounge similar to the one at the developer’s One Thousand Museum project.

An earlier proposal for Tower 36 was designed for use primarily as a luxury, Class A office building. It included retail space on the ground floor and an upscale rooftop restaurant.

In addition to the branded residential space, which will occupy most of the property, the new proposal for the 635-foot tower will also feature 29,109 square feet of commercial office and retail space along with 671 parking spaces. The residences will be a combination of rental and for-sale units.

The original version of Tower 36 had received approval from Miami planning officials. Information on whether the new proposal will need additional review by city officials was not available.

Robert Whitlock and Lloyd Sigal of KPF Architects are spearheading the project. The developer noted that the KPF team, which is known for its innovative approach to urban architecture, will introduce sustainable design elements, state-of-the-art technology and walkability features that will connect the property to Miami culture.

Michael Konig, one of the co-founders of One Thousand Group, along with Kevin Venger and Louis Birdman, said in prepared remarks that Tower 36 will be a pivotal step in Edgewater’s emergence as one of Miami’s most sought-after neighborhoods. He said the location, with proximity to the Design District’s restaurants, retail and parks, will set a new standard for mixed-use living in Miami.

Earlier projects

One Thousand Group’s projects include One Thousand Museum, Ten Museum Park, Regalia on the Ocean, Paramount on the Bay in Edgewater and Emerald Brickell. The firm has delivered more than 10 million square feet of residential and commercial development, including nearly 20,000 residential units. Its portfolio has a value of more than $8 billion.

This summer, One Thousand Group selected Moss Construction as general contractor for Villa Miami, a 56-story luxury waterfront condominium tower in the Edgewater neighborhood. It is the first project for the development team of One Thousand Group, Major Food Group and Terra Group. Construction is underway at the 710 NE 29th St site.

The building will have 72 full and half-floor residences and many high-end amenities, including a sauna and spa. It will also feature a rooftop helipad.
