NorSouth’s $15.3M Seniors Community 100 Percent Occupied

HearthSide Towne Lake, a $15.3 million, 100-unit affordable seniors community in Woodstock, Ga., is 100 percent occupied less than a year after opening. The community was developed by Atlanta-based NorSouth Development and built by NorSouth Constructs.

Woodstock, Ga.—HearthSide Towne Lake, a $15.3 million, 100-unit affordable seniors community in Woodstock, Ga., is 100 percent occupied less than a year after opening. The community was developed by Atlanta-based NorSouth Development and built by NorSouth Constructs.

In part, community’s popularity is attributed to the senior-oriented services that are located close by.

“One of the many enticements for seniors to move to HearthSide Towne Lake is that it is the centerpiece of a new mixed-use development that includes services that are attractive to seniors,” Brendan Barr, vice president, NorSouth Development, tells MHN. “Within the complex is Pinnacle Orthopedic Center and a Walgreens, and Northside Hospital currently is building a new 100,000-square-foot medical office building on the property. A Cherokee County Medical Office is immediately adjacent to the development.”

Apartments, which feature one- and two-bedroom floorplans, feature open living design with entertainment bars, Energy Star appliances and walk-in closets. Select units also include balconies. Amenities for the community include private gardens, media room, fitness center, art studio, sunroom and outdoor grilling area.

HearthSide Towne Lake also features sustainable elements. It was awarded the EarthCraft Multifamily certification from the Greater Atlanta Home Builders Association and Southface Energy Institute.

Barr predicts that affordable seniors communities, especially HearthSide Towne Lake, will remain in demand for the foreseeable future.

“Demographic research clearly shows a strong need for affordable homes for independent seniors, which will only increase in the future,” he says. “Many seniors prefer to live near their children and grandchildren, which is why we target established residential neighborhoods, for our HearthSide brand of senior apartment communities.”
