Newest Buckhead Multifamily Community Shows Rentals Remain in Demand

By Erika Schnitzer, Associate EditorAtlanta—Coro Realty Advisors LLC’s 05 Buckhead, a new 20-story, 155-unit high-rise luxury apartment community, recently opened its doors to new residents.“The developers were aware that a lot of condos were going up and didn’t want to dive into that market,” Mick Wilkinson, construction administration project manager at Atlanta-based Ai Group Design LLC, the architecture firm that designed 05 Buckhead, tells MHN. “Other apartments around here were being converted to condos, so they saw a shortage of high-end rental.”The community is approximately 30 percent leased, which, Wilkinson notes, is at a pace ahead of the schedule the developers thought the current market would handle.Located on Atlanta’s “Peachtree Mile” and sitting atop a footprint of land that measures less than one acre, the $38 million development was designed to be thin and linear. Consequently, says Wilkinson, the residences’ kitchens—as well as many of the common spaces—have views of the city, unlike many high-rise condos, where the kitchens tend to be pushed back from the exterior windows.05 Buckhead offers studios, one-, two- and three-bedroom units, ranging from 750 to 2,700 square feet. Residences include granite countertops, stainless steel appliances, hardwood floors, high-end lighting, custom cabinetry, and double vanities and walk-in showers in master bedrooms.The community features a rooftop clubroom, swimming pool and theater, as well as a fitness center and business center. The top floor “gives a unique skyline presence,” with “light columns surrounding it,” explains Wilkinson.In addition, 24-hour concierge offers such services as personal shopping, pet walking and arranging for travel and dining services. A computerized connectivity service also allows residents to communicate directly through their personal 05 account—to pay rent or reserve the rooftop club room, as well as schedule any requests with their personal concierge. The two-story contemporary glass walled lobby features Makore millwork walls, accents of honey onyx, custom lighting and furnishings as well as dramatic commissioned art throughout the entire building. The ground floor of the project includes retail space, which is currently being leased by Fidelity Bank. In addition, 05 Buckhead is located within walking distance of the Buckhead MARTA (Metropolitan Atlanta Rapid Transit Authority) station, as well as to Phipps Plaza, Lenox Square and Buckhead Village.Click here to see a slideshow of 05 Buckhead.
