Tejon Ranch Co. will develop Grapevine at Tejon Ranch, a new master-planned community in Southern California’s Kern County that will include 12,000-units and 5.1 million square feet of commercial development.
“Grapevine will be made up of six interconnected villages spread along the base of the foothills of the spectacular Tejon Ranch,” Barry Zoeller, Tejon Ranch’s vice president of corporate communications & investor relations, told MHN. “Future residents and guests (will) not (just) enjoy beautiful views, but an active outdoor lifestyle that includes access to 240,000 acres of protected open space.”
The community will be located adjacent to the Tejon Ranch Commerce Center near the base of the foothills in the southern San Joaquin Valley.
“Grapevine’s location is a major component of its appeal,” Zoeller said. “It will be close to the Tejon Ranch Commerce Center, a major employment center, and the Outlets at Tejon—a popular retail destination.”
All homes and commercial buildings within Grapevine will include solar panels. The community will also be designed in a way that promotes water efficiency, and will be developed as an extremely walkable community with an extensive network of bike and walking trails, and with key retail and commercial uses located within close proximity to residential areas.
The community plan for Grapevine involves 8,010 acres of the 270,000-acre Tejon Ranch, of which 4,200 acres is designated and zoned for residential, commercial and civic uses, including public service, education, and medical opportunities. Meanwhile 3,800 acres within the plan are designated as open space for agriculture, recreation, and grazing uses, and will connect to 240,000-acres of open space and recreation on Tejon Ranch.
“This new community will support the thousands of jobs already in the area and will serve as a catalyst for further economic development and job creation in the region,” said Gregory Bielli, president & CEO of Tejon Ranch. The project is expected to be developed during a 20-year time period.
