New Affordable Seniors Housing Complex Opens in Las Vegas

Las Vegas–A new 77-unit apartment community for seniors has opened on a two-acre site near downtown Las Vegas.

The property, McKnight Senior Village II, is restricted to residents 55 years and with incomes no higher than 30 to 50 percent of the area’s median income level.

The property “has been well received,” says Marina Adamy, director of new development and public relations at George Gegakis Inc., the developer, which partnered with Silver State Housing, its non-profit sponsor, on the project.

Adamy says that 73 of the 77 units have been rented. The four-story building, which features a 7,742 square-foot clubhouse, was financed with $14.3 million in tax credits awarded from the Nevada Housing Division, as well as HOME Funds from the City of Las Vegas and Clark County.

The entire development is Energy Star rated, and has such green features as triple pane “low e” windows, tank-less water heaters, low or no VOC compounds used in construction materials, water-conserving xeriscape desert landscaping, and photovoltaics to offset energy costs.

Affordable seniors housing is a favored development type of state and municipal governments, Adamy says, and commented that this project and others like it can help revitalize downtown areas.

“These are infill projects, because you don’t want to build seniors housing out in the middle of nowhere,” Adamy says, due to the need for access to medical services and social amenities. The project’s third phase will contain another 24 affordable seniors apartments.

McKnight Senior Village II will offer a variety of services at the complex, such as food distribution, Adamy says.
