Nashville’s Largest Mixed-Use Project Begins Construction
Fifth + Broadway will feature 350 residential units, 235,000 square feet of retail and entertainment space, 385,000 square feet of Class A office and more than 2,000 parking spaces.
Construction has begun on Fifth + Broadway, one of the largest mixed-use developments in Nashville and all of Tennessee. OliverMcMillan and Spectrum | Emery are jointly developing the project.
Fifth + Broadway will feature 350 residential units, 235,000 square feet of retail and entertainment space, 385,000 square feet of Class A office at 501 Commerce and more than 2,000 parking spaces. The development will replace the 6.2-acre Nashville Convention Center.
The 34-story residential tower will offer an amenity deck featuring a pool, dog run, yoga space and views of Downtown Nashville and the Cumberland River. The retail and entertainment sector will be the largest collection of shopping in downtown. Current retail and entertainment tenants already signed on for Fifth + Broadway include a restaurant concept from Nashville restaurateur Tom Morales and the National Museum of African American Music, the first museum of its kind. The LEED Silver targeted 501 Commerce office building will offer its tenants direct access to the shopping and dining, connectivity to an elevated Nashville food market and a 20,000-square-foot rooftop amenity terrace. Rob Lowe and Steward Lyman of Cushman & Wakefield will handle leasing of 501 Commerce.
The groundbreaking marks the start of work on the project by Skanska. Fifth + Broadway’s retail and office building are expected to be complete by late 2019.
“Fifth + Broadway is the right project at the right time for Nashville,” Burgin Dossett, regional manager at OliverMcMillan, told Multi-Housing News. “ It was designed to have a generational impact on Music City. Activating a strategically important intersection at the heart of the city’s business and entertainment district, adding new walkable streets, integrating retail and entertainment. Office and residential are all essential steps in extending downtown’s considerable momentum – and Fifth + Broadway delivers. This will be a special place that becomes synonymous with the Nashville experience.”
