Modern Spaces Achieving Success in Lease-Up of Woodside, N.Y. Building
The Icon52, a Tsilo Group development in the Queens neighborhood of Woodside, has already leased more than half of its 66 units in little more than three weeks.

Woodside, N.Y.—Woodside’s newest luxury community, The Icon52, a Tsilo Group development, has already leased more than 50 percent of its 66 units having only been on the market for a little more than three weeks. The Queens community, which is being exclusively marketed and leased by Modern Spaces, is primed for success with its 52-05 Queens Boulevard location that provides quick access to an assortment of transit options, as well as shopping, dining and entertainment.
“It’s pretty much a building that that market has probably been crying for,” Modern Spaces CEO and President Eric Benaim tells MHN. “We opened up around February 8th and in just over three weeks we’ve already leased about close to 60 percent of the building. We’re also averaging about $40 a square foot which is almost double what the current market is getting, and the response has been really great.”
Designed by Todd Ernst or Ernst Architect, each unit in the 9-floor building includes hardwood floors, high ceilings, high-gloss white cabinetry in the kitchen spaces along with Caesarstone countertops and stainless steel appliances. Units are available in studio- through two-bedroom floor plans that range in size from 403 to 806 square feet. Prices start at $1,500 per month.
Amenities include a virtual doorman, a landscaped rooftop deck with lounges, a parking garage, barbecue and sitting areas. Tenant and bicycle storage is also available and residents have access to the building’s laundry room.
“As prices skyrocket and inventory continues to get absorbed in nearby neighborhoods like Long Island City and Astoria, renters are now looking into Woodside which has been rapidly growing and is now a new focus for developers,” Benaim says. “The Icon52 is definitely setting a new standard for luxury living in the Woodside area and it’s perfect for renters looking to live just minutes away from Manhattan.”
Benaim also notes that a lot of apartments have views of Manhattan and that its two-block distance from the 7 train is a major selling point.
“We’re probably are going to be completely leased out within two more weeks,” he adds.
