Moceri Tees Up $300M Golf Community in Detroit Suburb

Sterling Heights, Mich.—Moceri  is planning to develop Verandas, a new $300 million luxury active community for people “55 and bolder” in Sterling Heights, Mich. The resort-style master planned community will include the iconic Maple Lane Golf Club, which is being redesigned by world-renowned, award-winning course designer Raymond Hearn, a Michigan native.

Verandas will offer 807 detached townhome, condominium and luxury apartment homes within a bucolic environment encircled by stunning landscapes, towering trees and a broad array of common-area amenities geared to a carefree resident lifestyle. Included in the community will be a 30,000-square-foot event and celebration center with restaurants, exercise centers and indoor and outdoor swimming and spas. Also included will be publicly-accessed retail and other spaces, as well as private spaces reserved for the exclusive use of residents.

Verandas will include the 160-residence Blossom Lane. This component will offer one- and two-bedroom independent and assisted-living apartments and studio suites, a senior-focused fitness studio with group exercise, pneumatic resistance training systems and cardio machines and an on-site health and wellness clinic and programming.

Why Sterling Heights as a site for this development? The 55-and-up population of Macomb and Eastern Oakland Counties is expected to skyrocket 40 percent in the next quarter century. Verandas will be in step with the national trend of 55-and-older individuals aging in place within communities that foster active living, provide opportunities for lifelong learning and connections, and serve up a wide spectrum of easily-accessed luxury amenities.

Taylor, the city’s mayor. “This development allows our city to attract new residents as well as provide a new housing opportunity for those currently living in Sterling Heights [who] no longer want to reside in a traditional single-family home.”

Of the 288 acres comprising Verandas, 60 percent will be made up of luxuriant open space and superbly manicured golf course grounds. Formerly 27 holes, the course at Maple Lane Golf Club is being redesigned as an 18-hole, resort-style course. A nine-hole practice course will be illuminated with downward-directed LED lights, permitting daytime or evening rounds.

Pending approvals, construction on Verandas is slated to commence in 2017.
