Mill Creek Residential has broken ground on Modera West Wash Park, a 241-unit apartment community in the Washington Park neighborhood of Denver, just southeast of downtown. The property will include studio, one- and two-bedroom units with an average size of 864 square feet; townhomes will also be available.
The community will be distinguished by its 9,300 square-foot rooftop deck that will provide views of the Rocky Mountains and the Denver skyline. The deck will also feature a resort-style swimming pool, spa, cabana, outdoor TV lounge, fire pits and grilling stations.
In addition to the rooftop deck, other common amenities will consist of a fitness center on a glass-walled mezzanine overlooking the pool deck, a dog wash and dog run, bike maintenance and storage, and reserved parking. Mill Creek is targeting early 2020 for first move-ins.
Besides its location in a popular neighborhood, Modera West Wash Park boasts a Walk Score of 93 and Bike Score of 95. The community is the eighth Denver-based development for Mill Creek. Others include Modera Observatory Park and Modera River North.
Jobs, Demographics Drive Demand
“Denver possesses an incredible combination of job growth, housing demand and positive demographic trends,” said Brian Wynne, senior managing director of the Mountain States for Mill Creek Residential.
Employment growth in software and IT has been particularly strong lately in metro Denver. Over the last five years, jobs in that sector have increased 32 percent in Denver, making it fastest growing among nine major industry clusters in the region, according to the Metro Denver Economic Development Corp.
