Mill Creek Residential Begins Construction on Florida Apartments

Mill Creek Residential has begun construction on the luxury, mixed-use community Modera Coral Springs, located in the heart of Coral Springs, Fla. Situated at 3250 N. University Drive, Modera Coral Springs will offer 351 units and more than 14,600 square feet of retail space.

The project is part of the greater Cornerstone at Downtown Coral Springs development, intended to inject revitalized living, dining, retail and entertainment choices into the city’s busiest area. The apartment community will welcome first move-ins by summer of 2023.

The development site is immediately east of the new City Hall building and directly north of the recently completed Downtown ArtWalk, intended to create a pedestrian-friendly vibe.

The apartment community is also within a short drive of the Sawgrass Expressway, offering access to Florida’s Turnpike and a number of arteries in the greater South Florida area. It is about 20 minutes northwest of Fort Lauderdale, just south of Parkland and within a short drive of Boca Raton. Also accessible are a number of the Sunshine State’s most iconic beaches, as well as attractions like The Walk of Coral Springs, The Promenade in Coconut Creek and Tradewinds Park and its Butterfly World.

Rapidly revitalizing

“The location on University Drive is directly amidst one of the most sought-after locations in the city,” John Grimaldi, vice president of development, South Florida Region for Mill Creek, told Multi-Housing News. “The community is positioned near the influx of a large number of existing retail, restaurants and boutique shops that will be easily accessible for our residents . . . The area, which services the surrounding Coral Springs and Parkland communities, is rapidly revitalizing and has a promising future.”

The property’s wrap-style design aims to make the apartment community distinctive in a market where walk-up, low-rise rental properties predominate. “While the product is unproven locally, it also serves as a great opportunity,” Grimaldi said.

Modera Coral Springs will offer one- to three-bedroom apartments, with den layouts available.

Features and finishes of apartments will include 9-foot ceilings, wood plank-style flooring, walk-in closets, tile backsplashes and, in select apartments, city and green space views. A club-quality fitness center with yoga and Pilates studio and group fitness area is one of the community’s many common-area amenities. Last month, Mill Creek topped off a new Dallas apartment community.
