Mill Creek Residential has opened Modera Edgewater, an eight-story, 297-unit luxury apartment community in Miami’s Edgewater neighborhood, north of downtown. The property is located at 455 NE 24th St., within 100 yards of the Biscayne Bay shoreline.
The multifamily investor and operator obtained a construction loan from PNC Bank in the amount of $61.8 million after buying the site in 2017, according to Yardi Matrix data. The completed building offers a mix of units ranging from studios to three-bedroom layouts as well as den and penthouse layouts. Apartments have 9-foot ceilings, custom cabinetry, and smart-home features. Amenities of the pet-friendly community include a fitness enter, clubhouse, rooftop pool deck, virtual reality gaming room, steam room and sauna, and controlled-access garage parking.
Mill Creek has developed five other communities in Miami, including Modera Douglas Station, Modera Metro Dadeland and Modera Riverhouse. The company last month opened Modera Cap Hill, a 197-unit luxury apartment community in Denver’s Capitol Hill neighborhood.
