Mill Creek Advances Luxury Project in the Heart of DC
The Texas developer is bringing more luxury rentals to Washington, D.C.’s southwest waterfront.

Washington, D.C.—It’s a busy, busy fall for Dallas-based Mill Creek Residential and John Hancock Real Estate. The joint venture recently broke ground on Phase II of The View at Waterfront, a luxury development project consisting of two buildings at the intersection of Sixth Street and M Street SW in Washington, D.C.
Designed by SK + I Architecture and located at 1100 Sixth St. SW, the luxury apartment community calls for two seven-story buildings with five stories of wood built atop two levels of concrete. When completed in early 2019, the buildings will offer 276 apartments consisting of studios, one- and two-bedroom units.
The north building will include amenity space, while the south building will feature a clubhouse along with 3,900 square feet of ground-floor retail space. Each building will also have two levels of underground parking totaling almost 300 spaces. Community amenities will include a fitness center, a seventh-floor terrace with wet bar and dining area, remote working stations with conference tables and a business equipment center, as well as outdoor game space.
According to the developer’s website, rents will range between $1,529 for a studio and $2,900 for a two-bedroom apartment.
“To match its unparalleled location, the second phase of The View at Waterfront will offer a variety of home styles, finishes and amenities that simply can’t be found at any other community in the market today,” stated Josh Posnick, vice president of the Mid-Atlantic for Mill Creek. “From its unique size and twist on open space to the overall layout and diversity of amenities, the final product is designed to better meet the demands of new and existing residents.”
Phase I of the project was completed recently and includes 256 rental apartments—ranging from studios to two-bedroom units—in a I. M. Pei-designed building that was constructed in the 1960s. Data collected by Yardi Matrix indicates that rents at Phase I at The View at Waterfront start as low as $1,660 for a studio, clocking in at $2,700 for a two-bedroom unit.
