Modera Washington, a mixed-use apartment community with an address in one of its city’s most arts-focused enclaves, has broken ground in Houston. Developed by Mill Creek Residential, Modera Washington will feature an address at 2520 Washington Ave., immediately adjacent to the Old Sixth Ward Historic District. The eight-story midrise structure will serve up 341 apartments and a broad array of common-area amenities.

Residences will include studio, one- and two-bedroom apartments with den layouts available. Apartments will feature two distinct color palettes, 10-foot and higher ceilings, laminate vinyl-plank flooring, pendant lighting and private patios or balconies. A glass-edged, elevated swimming pool is among the higher-profile amenities.

Cultural center

Houston’s Washington Avenue Memorial Park neighborhood features a number of cultural attractions, among them the Bayou Bend Collection and Gardens, the Art Car Museum and the Beer Can House.

Memorial Park features 1,500 acres of lush greenery, popular running trails and a picturesque golf course. Modera Washington is located approximately 1 mile north of the newly revitalized Buffalo Bayou Park. The park includes 160 acres of green space, along with a fountain, skate park and dramatic views of the downtown Houston skyline.

For commuters, Interstate 10 is easily accessible. Five public transit alternatives sit within 2.5 miles of the property. These transportation options can take residents to the Energy Corridor, downtown Houston and any one of the Houston area’s other employment hubs.

Nearby shopping and nightlife venues include Sawyer Yards, Theater District, River Oaks District, The Galleria and Washington Corridor. Less than 3 miles from the property are a trio of sports meccas, Minute Made Park, BBVA Stadium and Toyota Center. A short drive away from Modera Washington is The Museum District.

Slated to open to first move-ins in late 2021, Modera Washington is one of a number of Mill Creek properties being developed in Houston. Among the more notable: Modera Six Pines in The Woodlands. Several days ago, Mill Creek broke ground on a Seattle community, Modera Overlake, in the city’s Eastside submarket.
