Mill Creek Breaks Ground on Seattle Apartments

The developer has started construction on the 288-unit Modera Overlake with completion expected by the end of 2022.

Expecting an increase in housing demand from Microsoft’s headquarters expansion in Seattle, Mill Creek Residential has broken ground on its nearby community.

The multifamily developer began construction on Modera Overlake, its 288-unit community in Seattle’s Eastside submarket. Mill Creek tapped GGLO Architects, YT Engineers, KPFF and Robin Chell Interiors as part of the project team to complete Modera Overlake by the end of 2022, Steve Yoon, Mill Creek’s managing director of development for Seattle, told Multi-Housing News.

Modera Overlake will include studios, one- and two-bedroom units that range from 500 to 1,100 square feet with den and townhouse layouts available. Some of the units will be equipped with private patios or balconies, separate dining areas, breakfast bars and walk-in closets. However, all tenants will get access to the building’s amenities that include a rooftop clubhouse on the eighth floor, outdoor plaza, conference room, coworking lounge, coffee bar, clubhouse, theater room, DIY room, fitness center, bike storage, automated package lockers and storage space.

Located at 15350 Bel-Red Road, Modera Overlake will be roughly 13 miles east of Seattle and also a 10-minute walk from the upcoming Overlake Village Light Rail Station and Microsoft’s corporate headquarters.

Elsewhere in the state, Mill Creek has also built Modera Redmond, which began leasing in winter 2019, and Modera River Trail, which is expected to be complete in early 2022. Outside Washington, the multifamily developers also broke ground on a 292-unit community in Orlando, Fla., in June.

HOUSING TECH TALENT

Yoon told MHN that Mill Creek began working on the Modera Overlake project in late 2017, slightly before Microsoft announced its headquarters expansion. However, Yoon added in prepared remarks that the demand for quality housing in the Seattle Eastside area will be high due to the major tech company expanding its headquarters.

After beginning demolition in January 2019, Microsoft has continued to make progress on the project that will include a community plaza, car-free zones, a cross-campus bridge and more. The expansion is being done in multiple phases and will add 2.5 million square feet of office space.
