Mill Creek Breaks Ground on DFW Apartments

The development will be a key component of Frisco Square, a 147-acre master-planned community in Frisco, Texas.

Mill Creek Residential has broken ground on Modera Frisco Square, a luxury multifamily community in Frisco, Texas, that will have 360 apartment homes, including 31 townhomes with private garages, when it is completed by spring 2022.

The development will be a key component of Frisco Square, a 147-acre master-planned community in Frisco that features dining, retail, office, entertainment and residential offerings.

Located at 5995 Gordon St., between the Dallas Tollway and Preston Road, Modera Frisco Square will create a pedestrian-friendly environment and feature a series of courtyards lined with stoops and patios as well as a variety of facades and architectural styles. The development will offer one-, two- and three-bedroom homes with den and loft layouts available.

Apartment interiors will include wood-plank flooring, 9- and 10-foot ceilings, stainless steel appliances, granite or quartz countertops, in-unit washers and dryers, among other features. Community amenities will include a large resort-style pool deck, barbecue and picnic areas, a clubhouse, coffee bar, fitness center with yoga and Pilates studios, conference room, cyber café and pet spa. Residents will have access to controlled-access garage parking with bike and package storage.

Modera Frisco Square will be within a mile of Toyota Stadium, Frisco Commons Park, the weekend Farmer’s Market and a new food hall. It is also less than a mile from jobs and lifestyle destinations including Historic Downtown Frisco; The Star, the Dallas Cowboys’ world headquarters; PGA headquarters; Hall Park with 2.2 million square feet of office space; Legacy West, a 250-acre mixed-use development; and the communities of Plano, Richardson and The Colony.

Michael Blackwell, senior managing director for Mill Creek Residential, said in a prepared statement moving the project forward in the middle of a pandemic took a lot of tenacity by everyone involved but reflected the explosive growth and sustained demand surrounding Frisco. Located in the Dallas-Fort Worth metroplex, Frisco is one of the fastest-growing cities in the nation.

Modera Frisco Square will be Mill Creek’s 10th development community in the Dallas area. Others currently leasing or under development include Modera Dallas Midtown, Modera Hall Street, Modera Howell and Modera Katy Trail. The national multifamily company’s portfolio is comprised of 85 communities with more than 24,700 apartment homes in operation or under construction.

More Development Activity

In August, Mill Creek Residential broke ground on Modera Washington, a mixed-use apartment community in Houston’s Old Sixth Ward Historic District. The eight-story midrise structure will have 341 apartments when completed in late 2021. Also in August, the company began development of Modera Overlake, a 288-unit community in the Eastside submarket of Seattle slated for delivery in late 2022.

In June, Mill Creek received a $93.8 million construction loan to begin development of Modera Prominence Phase II, a 395-unit luxury residential tower in Atlanta’s Buckhead district. The project will be the second phase of the Prominence development, which has 319 apartments.
