Mill Creek Makes Phoenix Debut

The mixed-use community will combine edgy layouts with larger luxury homes in a boutique setting.

Mill Creek Residential has broken ground on its first community in the Phoenix area, Modera Kierland. Located in the Kierland neighborhood, the property will be a mixed-use development featuring 438 units and 14,891 square feet of retail space.

The groundbreaking ceremony is set to take place in late October, while resident move-ins are anticipated to begin in spring 2025.

Modera Kierland will be composed of two buildings. In prepared remarks, Tyler Wilson, managing director of Modera Kierland for Mill Creek, said that the east building will be more “fun and edgy” while the west building will feature larger more luxury homes in a boutique setting.

Across the two properties, one-, two- and three-bedroom apartments will be available as well as units with den, loft and penthouse layouts. The east asset will feature 257 homes above the retail space. The apartments will have an average size of 955 square feet. Amenities will include a pool courtyard, an outdoor bar, a rooftop deck and gaming areas.

The west building will include 181 units with an average size of 1,233 square feet. Situated along the Kierland Golf Course and hiking trail, common area amenities will include a sauna, a health club, chef presentation areas and private dining spaces. Select homes will have private rooftop patios. Residents in both properties will have access to in-home smart features, electric vehicle charging stations, bike lockers, bike storage, a pet park and a pet spa.

Located at 7171 E. Paradise Lane, the Modera Kierland is within walking distance of the Scottsdale Quarter and Kierland Commons with retail and entertainment options. The 101 Freeway provides residents with access to the greater Phoenix area with downtown Phoenix a 30-minute drive away.

Elsewhere in the nation, Mill Creek has begun moving residents into two more of its communities. In northeast Manhattan, N.Y., the company recently opened its luxury 334-unit community. Mill Creek also moved in residents into Modera Six Pines, a 439-unit asset in The Woodlands, Texas.
