Mia Rose JV Starts Work on 188-Unit St. Louis-Area Community
The project will anchor a mixed-use campus.

A joint venture between Mia Rose Holdings and Greenberg Development Co. has broken ground on Wildwood Luxury Living, a 188-unit community in Wildwood, Mo. The development will anchor the Wildwood Town Center, a mixed-use project that will also include 7,000 square feet of commercial space.
The four-story building will comprise studio, one-, two- and three-bedroom units, with optional private balconies. Completion of the $57.5 million project is expected by summer 2027.
Community amenities at Wildwood will include green spaces, a swimming pool, a patio area, fire pits, a fitness center with a dry sauna, a clubhouse and a rooftop terrace.

Wildwood Luxury Living, located at the corner of Main Street and Taylor Road, will place residents within walking distance of Wildwood Town Center’s retail and dining options, alongside a movie theater. The property is about 28 miles outside downtown St. Louis, while St. Louis Lambert International Airport is about 25 miles away.
Strong fundamentals in St. Louis
Market fundamentals in St. Louis held strong through August 2025, according to a Yardi Matrix report. Average advertised asking rents rose 2.1 percent year-over-year through August to $1,312, well above the 0.7 percent national figure.
1,532 lifestyle units were delivered in 2025 through August, and the pipeline had an additional 4,300 apartments in development at the time, on par with 2024 levels.
In October 2025, Lawrence Group and New + Found began work on a full rebuild of the Mansion House apartments, a nearly 60-year-old multifamily community located in downtown St. Louis. That $195 million project, which aims to bring 415 units back online, is one of the largest real estate investments in downtown St. Louis in decades.
